Big room in 2 bed flat free from 1st May

Hi there! I have a nice big double room available from st May. You would be sharing with my other tenant William, who is a friendly and responsible guy. It's in a first floor flat with a balcony. The flat is within easy walking distance of both the tram and the bus stops into town or to Salford Quays and within driving distance of the Trafford Centre and the motorway.

Bills are included (council tax, fibre broadband, TV licence and building service charges) up to a point but you will need to have your name added to the council tax bill (then I pay) and extra charges apply if usage of gas/elec/water goes above £80 a month between household members, which should be unlikely. The deposit is £380 and references will be required.

I'm also looking someone fairly clean and tidy and friendly. It's also important that you're considerate about noise after 11 at night.

The flat room would be available to view at weekends as I don't live in Manchester now (can't seem to change the bit that says live in landlord) but will see if the current lodger can show people round at other times too.
