My comfortable small room is available for viewing from Friday 17th July. The low rent of £300 a month reflects the size of the room. I will give priority to someone who needs to move in soon although a £100 advance deposit will secure the room for a limited period.
I am a retired professional and I own this 3 bed room fully-furnished semi-detached property. This is my family home and not a buy-to-let property. I am in the process of renovating the property starting with the bathroom.
I am seeking more pleasant, trustworthy and reliable tenants who are in full employment but with no preference for occupation. There is a comfortable and relaxed atmosphere and I can supply details of current tenants who are happy to share their own experiences of living in this home.
You will have access to your bedroom and the whole house (lounge/dining room, bathroom, kitchen and garden)
The house has gas central heating powered by a recently installed condensing boiler controlled by Hive while a rooftop 16 solar panel array provides additional day-time electricity. The EPC rating (energy efficiency) of this home is therefore high.
There are two wifi networks providing broadband one powered by a high-spec wireless router and the other by the Virgin router. These both supply excellent signals for any wireless enabled device throughout the house.
The landing and bedrooms are all carpeted while the hallway, toilet and bathroom have wooden flooring. The bathroom has a large-headed shower/bath, bathroom cabinet and convector heater.
The fitted kitchen is equipped with modern appliances including a new microwave, a small built-in fridge, a standalone fridge freezer, a fan oven & electric ceramic hob, a washing machine and a table-top dishwasher.
The large shared lounge has a a three seater leather sofa, and Samsung 46" widescreen TV with Virgin Media cable TV and wireless broadband. There is a separate dining area with a dining table and chairs.
The bedroom currently available has a single bed, a fitted carpet, a large wardrobe and a chest of draws. This room has Samsung TV connected to the latest Virgin Media Tivo box with a wide range of channels.
Tenant and landlord sign a standard lodgers agreement.
Any deposit will be returned at the end of the tenancy provided there has been no breach of the lodgers agreement including damage to property. A minimum tenancy notice of 4 weeks is required.
Preference will be given to longer term tenants who have good references. I have been a member of the National Landlord's Association (NLA) and treat my tenants with professionalism and respect.
