Large double room in F'boro, pvt.parking, big grdn

Lots of leaves at this time of year !

I have a large double room for rent in Farnborough. It is well lit by the sun during the day and has a lovely view over a big front garden. The house is tucked away at the bottom of a close, so it's surrounded by trees, very quiet and feels quite secluded from the other houses. I have a big back garden with a patio and a bar/built in BBQ area.
You will be renting your bedroom and there is a large kitchen, reasonable sized lounge and large bathroom that will be shared (although, I have an en-suite, so I mostly use that)

5 min drive to J4a of M3
8 min drive to Farnborough main railway stn
(40 min walk)

I am a young 44yr old and pretty laid back, my girlfriend is 31. I have a Boxer dog (1yr old) who is super friendly and amazing with kids.
I've rented rooms in my house for the past 25 years. Whilst I'm familiar with living with other people, this is only the 4th time I'm opening my doors to a "stranger"
So, I am willing to have a lodger who keeps themselves to themselves, or someone more sociable.

During the week - I work from home and generally don't go to bed until around midnight.

I have my kids (6 & 8yrs old) every other week from Friday night through to Sunday afternoon, and I would expect a higher level of noise consideration than usual from my lodger after 8pm on those nights. I also have them for half of their school holidays. So I'd like someone who is either good with kids or is happy with avoiding them when they're here !. If you have kids at the weekends etc. They would also be welcome here.

Essentially, I'm looking for someone who tidies up after themselves and is considerate. I've always found that considerate people don't need tons of rules because they're just nice people with their head screwed on who know how to treat others !
