This compact, single room is within a spacious, modern, centrally heated and double glazed, 5 bedroom detached family home.

Shared facilities include: Large kitchen with breakfast bar/island, dishwasher, microwave, double oven and induction hob. Utility room with washing machine and separate tumble dryer. Open plan kitchen/dining room and family room for shared use.

Private lounge and study for family use only.

Unusually in a house share you would have EXCLUSIVE USE OF YOUR OWN FULL SIZED FRIDGE plus at least 2 drawers of a freezer.

There are 2 bathrooms which you may use; one has a bath, the other a shower.

Outside there is plenty of driveway parking. The garden has a patio area and a separate lawned area.

We have 2 well behaved, large breed dogs, 5 ex-battery chickens outside (no cockerel) and several indoor aquariums plus an outdoor pond. Some chicken noises and chicken poop outdoors must be accepted. The dogs have access to the ground floor shared areas, but they are not permitted upstairs or on furniture.

The property is connected to 300mbps Virgin Media broadband. WiFi coverage is excellent throughout the house although mobile phone signal is poor unless you are on WiFi calling enabled networks such as Vodafone or Three.

All bills are included in the rent.

No TV facilities are provided for you. You would need to bring your own TV and pay your own TV channel costs/Netflix subscription etc. We already have a valid TV license for the property so you will not need to provide that.


Absolutely no shift workers, smokers or students please.

Computer or phone based working from home welcome provided you are willing to let our dogs in and out during the day.

Central heating provided 24/7 in cold weather, BUT we set the thermostat at 18C and do not allow it to be turned up without express permission. No supplementary heaters are permitted in your room or elsewhere.

If you use recreational drugs you will not be welcome here.

Who are we? I am a 59 year old (young at heart) female. I live with my partner (an equally young at heart) 60 yr old male, my 25 yr old son who works full time and our existing 24 year old female lodger.

This is a relaxed and easy going, sociable and happy home, albeit a busy one. We are seeking another friendly, clean and tidy person who tolerates dogs to join us.

Being a family home a variety of different "overnight guests" would not be acceptable. A steady boyfriend/girlfriend stopping over with you OCCASIONALLY however is unlikely to be a problem.

You will be expected to clean up after yourself, to keep the shared areas tidy and pleasant for all to enjoy. You will need to clean your own bedroom. Cleaning of the shared areas is done by me, but if you enjoy cleaning feel free to help.

Cleaning products are available for your use. Bin bags, toilet roll and kitchen paper provided. Bedding and towels can be provided by prior arrangement only (no extra charge). You need to do your own washing however.

The room is a compact single, but it is well presented and furnished with a 3ft single bed and freestanding wardrobe. Best suited to a 5 day a week occupation, 7 days a week could be feasible if you have minimal possessions and enjoy compact living.

A dog tolerant person is essential. The dogs are generally well behaved and quiet, but they do sometimes bark or leap around when the door bell rings and/or when their family come home.

Rent is to be paid monthly in advance. One months deposit is required to cover potential damage caused by you. If no damage is discovered when you leave; your deposit will be refunded in full on the same day you vacate and return my key. If damage is discovered it be itemised and repair/replacement costs deducted from your deposit. A SpareRoom lodger agreement is to be completed and agreed on the day you move in.
