THE ROOM
The room is a decent size at just over 10.4m2 and features everything you would expect including double bed, solid wardrobe, chest of drawers and desk with office chair. There are also a fridge and a leather chair; perfect to unwind in with your favourite beverage after a hard days work. The room is located on the first floor in the middle of the house. This room would suit a working professional or mature student and is available now. Please note room can only be occupied by 1 person only - I stress again!

THE HOUSE
The house is located on Clovelly Road in the SO14 postcode. It is a large post Victorian property. It has a nice homely feel when you enter the front door with tall ceilings and some period features. There is also a small courtyard style garden at the rear of the property - ideal for the longer evenings and approaching summer. The house is fully HMO compliant with fire doors and smoke alarms. It is kept clean and tidy by the existing housemates.

THE LOCATION
The location is ideal if you need access to the City Centre, the Docks or Portswood. A short walk or bike ride to the Solent University and within close reach of West Quay and London Road. It is also walking distance to Warsash Maritime Academy, Jury's Inn and employers in the City Centre. The RSH Hospital is also a mere 1 minute walk! The area itself is very vibrant with many nationalities living. There are lots of cash and carry shops on St Mary’s Road, and a few Eastern European grocery stores also in addition to restaurants serving up delicious food.

IS THERE PARKING?
There is permit on street parking available. It is zone based parking so once you receive your permit you can park on other designated streets also.

WHAT ABOUT PUBLIC TRANSPORT?
In terms of public transport, the nearest bus-stop is around a 3 minute walk where you can catch a bus to Portswood and beyond. Southampton Central station is one mile away (20 minute walk).

WHAT'S INCLUDED IN THE RENT?
All bills are included! You simply make one payment each month. Recently we arranged for 934MB fibre to be installed from the new Internet provider Toob. This is simply the fasted wifi you will find in Southampton! Bi-Monthly cleaner service of communal areas performed by professional cleaners also included as well as a gardener.

There are currently 5 males all are working. We have a gentleman of West African origin who works in the docks, a guy from Nigeria. Then with have an Italian chap (originally of African origin) and a South African; a real cosmopolitan household!

WHY DO YOU NOT CHARGE A DEPOSIT?
We are a throwback to how business was done many years ago, and place tremendous faith and trust in our customers (tenants) to look after the place and pay the rent on time. Property is a people's business after all and our vision is to cultivate strong working relationships.

Agents and landlords are no longer permitted to charge admin fees. We stopped doing this over a year ago. We also go one step further and do not charge for a deposit. We understand that in this day and age, some folks are unable to stump up close to a thousand pounds before they can move in and some people do live month to month.
