Single bedroom in 2 bed property

I'm looking for a student to rent my spare room for the academic year starting September 2024. I live alone and you will share the kitchen and bathroom with me and have shared use of the living room. The room is for single occupancy and will have a single bed, desk, chair, chest of drawers. Occasional overnight guest allowed but arranged with me before. I'm looking for someone who wants to spend their time studying, watching TV, relaxing after college. I would be working and cleaning all shared areas. You would be responsible for your room and washing up. There's a washing machine, space to dry clothes, parking on my drive or storage for a push bike, and a garden. I will share all of my kitchen stuff with you and you'll have your own cupboard in the kitchen for food and space in fridge and freezer. All you need to bring is your clothes and personal items. I can provide bedding if needed, but most people have chosen to bring their own. Bills Inc water, gas, electric, internet, (I do have a landline for incoming calls only if anyone needs to contact you), tv licence ( yes you can watch bbc iplayer!! ).

Walking distance to Hereford colleges, approx 10 mins drive to Holme Lacy college. Previous lodgers have been students at Holme Lacy college, Hereford sixth form and Hereford hospital.
There's a co-op, tesco express, Premier shop, chip shop, post office, off licence, hair dressers all within 10 mins walk.
The room is currently being used by my nieces & nephews and storage and so no photos available but I can pm some old ones to give you an idea of what I'd expect it to look like when you move in.
