A spacious, and modern, furnished double bedroom with a personal large bathroom is available within a newly built flat. The apartment itself is less than 3 years old so everything is brand new and in working order. You would be sharing with one other person, me. The flat consists of a large hallway with 2 storage areas, 2 double bedrooms and 2 bathrooms with a large shared kitchen, dining and living room space. My flat Is one of 18 within the newly built building, and so it is quiet with little thoroughfare.

Your double bedroom - furnished with double bed, mattress, bedside cabinet – comes with a bespoke fitted wardrobe with soft-close glass and mirrored doors and internal fittings, including drawers and hanging space. There are also 2 built in storage areas within the hallway so there will be plenty of space for your belongings. Your bedroom also has underfloor heating.

You also have the option of having your own tv in your bedroom should you wish, as it comes with an aerial port and plug as standard (with USB ports on the plugs)

You will have your own large bath and shower room, which again comes with heated floors as well as a back-lit mirror on the sink and vanity unit, plus storage space.

The 2nd bedroom is occupied by myself, where I have access to my own bathroom, which will ensure we both have our own space.

The shared kitchen-living area is large and roomy, again very modern! All appliances are brand new, including dishwasher, hob, oven, microwave, large fridge freezer and washer-dryer machine. There is ample storage space should you need to bring your own untentils etc. with you.

The kitchen area includes a dining room table with 4 chairs. The living area includes a large 5- seater corner sofa and 55” TV. The flat comes with Virgin Media connectivity for broadband and TV services which is all included in the monthly cost.

The flat is on the 1st floor and accessible at ground level. There are front and rear entrances leading to fully carpeted communal hallways, staircases and enclosed residents’ landings on each floor.

You will have access to the buildings enclosed bicycle store with secure racking system, as well as a private landscaped residents garden with walkways and amenity area.

Location / Transport

The new build flat is near local restaurants, traditional public houses such as the Red Lion which is just opposite, and independent retailers within Salisbury Square, Old Hatfield.

Pump gym is just a 4 minute walk away and down the road, you will find Stanborough Lakes which is great for relaxing walks, bike rides and picnics.

The Hatfield Galleria outlet shopping and leisure complex is a 10 minute cycle ride away and boasts a multiplex cinema, bars and restaurants. Gyms, Swim centre, shops, supermarkets and other amenities are all easily accessible.

The historic Hatfield House and woodlands, is essentially on your doorstep with just a 3 minute walk - a wonderful Country House and Park. With regular guided tours and a variety of events throughout the year.

Hatfield boasts excellent transport links for commuters with Hatfield Railway Station just 2 minutes walk from the flat.

It offers direct East Coast Main-Line services to Finsbury Park (16 mins), London Kings Cross (25 mins) and Moorgate (40 mins).

London Luton Airport is just 14 miles away, too.

A bit about me:

I’m 27, easy going and work within the transport industry just a few miles down the road – my working schedule is not fixed but is mainly days with early starts and early afternoon/ evening finishes.
Im fairly sociable but also value my down time too.

The ideal tenant

I am looking for a calm, relaxed, trustworthy and respectful individual to share my home with. Shift workers and students welcomed.

Due to my working hours, this will give you your own space to have your friends and family over should you want.

However, in the unlikely event that your guests are rude or untrustworthy, their visits to the flat will not be tolerated. It goes without saying that your guests, just like my own, must be respectful of the property and its contents.

I am a clean and tidy person who takes pride in my home, and so I expect the tenant to be the same – especially where the communal areas are concerned.

Above all, I want the tenant to feel at home and make their space ‘theirs’.
