Newland Gardens is 1 minute’s walk from large Tesco and Hertford East station, and 2 minute’s walk from town centre. A short walk from Hertford North station.

Assigned exclusive private modern bathroom on the ground floor is a shower-room with a toilet, basin, and storage cabinet. It is for your exclusive private use. All the other rooms have their own bathrooms (no sharing of any bathrooms).

The heating and hot water are controlled via a smart heating app (Tado) so everyone can control their own room temperature remotely and tailored to their individual needs independently of other tenants. Communal areas are set by the tenants collectively. This makes for a very efficient, convenient, and economic control of heating and hot water.

PARKING
Visitors’ Permit available for joint shared use.
Tenant permanent reserved parking can be arranged on request (small fee).

SECURITY DEPOSIT
Equivalent of 5 weeks rent. Will be held by the government-approved DPS service independently. Due deposit is returned to the tenant from the DPS (not the Landlord). You also have the option to subscribe to a government-approved Deposit Replacement scheme, in which case there is no up-front deposit required.

GENERAL
You will be sharing the house with other polite professionals who are sociable and respectful of living in a shared peaceful environment. This property is not suitable for party animals. This is a quiet, clean, relaxing haven on a beautiful, privately maintained, serene estate in central Herford and is suitable for career professionals who need somewhere they can call home along with other like-minded people.

TENANTS
I am looking for people who are mature in their approach to sharing and respectful of others’ privacy and right to a pleasant life. It is preferable that you’ve some previous experience of living in a shared environment. The ability to make friends easily and good communication skills are essential. I am a caring landlord and like to make sure my tenants are happy.

ABOUT THE LANDLORD
I am a live-out landlord. I take pride in selecting the right tenants and maintaining the property with a view to regular maintenance and upgrades. I have working relationships with various tradespeople, and I usually get necessary work done very quickly. You can verify all of this when you talk to the other tenants at the viewing.

OTHER
All tenants will have to demonstrate a legal right to rent in the UK, provide references, and authenticate their identity. Forms are provided online and are quick and easy to use, and scanned ID documents can be emailed. I will get back to the same day in most cases. I will usually ask another tenant to conduct viewings in order that get a sense of how the house operates before you make a decision.
