Shared kitchen, lounge and bathroom.

No party animals - been there done that!

I live a really quiet life at home and as I am a shift worker I sleep in the day mostly and work at night from home. My neighbours are a lovely bunch and we all look out for one another. We respect each other’s space and they too live quietly and don’t roll home drunk at 2am shouting and falling about so we would hope that you won’t either.

Super fast broadband is included as are all bills except food and any pay per view movies in the lounge.

Single bed, with a memory foam mattress, bed linen, duvet and pillows come with the room and you will be responsible for the cleaning of the room and the change of bedding and its laundry. I expect the room to be kept tidy and clean.

Keeping the flat clean is also a must - you will be expected to help with chores to keep the shared areas clean and tidy.

There is a washing machine in the flat but no tumble drier - a clothes rack can be used or there is a tumble drier at a local laundrette - 15mins walk or 5min car ride.

4 min walk to the Rye House station and around 20 mins into Liverpool Street on the fast train if you switch trains at Broxbourne or 15 mins to Hertford East.
Also trains go from Broxbourne to London Stratford (Westfield shopping centre) or Cambridge in the other direction. Local area is good - shops and restaurants within walking distance. Pub just over the river. River path walks to Dobbs Weir (all the way into London) or towards Hertford.

Parking in our car park is free if you have a vehicle.

Really sorry but the room is a single and whilst big enough for you and your things it’s a strictly NO overnight visitors policy.
