LOCATION: Shire Park, the Home of Tesco and Roche is within easy walking distance, and the town centre of Welwyn Garden City is 1.2 miles.

THE IDEAL SHARER: I am looking to share with a mature female or male professional who is a non-smoker. and has no pets. Your double room is for single occupancy only, but family and friends are welcome visitors. I offer home from home comfort in this ground floor flat with a lovely sunny and seculded garden.

ABOUT ME: I have successfully enjoyed sharing my home, virtually continuously since 2003. The sharers have mainly been Contractor's or those with similar requirements who generally have their own home elsewhere. I have a cheery personality and I have made some nice long term friends in the UK and internationally whilst sharing.

I am always respectful to your daily routines, so there is no queuing for the bathroom which is two steps across the hall making it practically en suite, with constant hot water. from a gas combi boiler. The toilet is separate from the bathroom.. I am also mindful to your privacy and rest etc. However there is a young family in the upstairs flat which you may hear periodically.

WHAT IS INCLUDED: The flat is cleaned weekly including your double room. The flat is always tidy and warm with every facility, including the washing machine and tumble dryer in a cupboard opposite your room.
Broadband and all Bills, excluding Council Tax of £32.77 pcm payable in advance (If applicable - See calculation below under Full Terms). Many past sharers own their own home where they already pay C. Tax to another Council. If this is the case, I do not lose my single persons 25% discount.
The rent also includes, milk, tea, coffee, sugar, toilet rolls, washing gel liquids and softener and light bulbs.
You will have allocated kitchen cupboard space and equal share of the fridge and freezer which is also cleaned weekly.

Your bed will be made everyday and your bedding, towels and bath mat will be washed and changed weekly. Your personal washing and ironing can also be done by arrangement. Bedding, Towels and bath mat can be provided and seasonal tog duvets are available.

You have a mirrored door ‘double’ wardrobe with upper shelf and plenty of hangers are provided, as well as a shoe rack. There are 2 x 900 three drawer chest of drawers either side of the double bed, 2x Bedside lamps, a book shelf, small 3 drawer cabinets. Wall mirror, 3 pictures, dressing gown hook on the back of the door, dimmer light switch and ample electricity sockets and extensions. Long neutral drapes and sand coloured carpet which is laid throughout the flat. There is also storage space under your bed. Additionally, a washing basket, waste bin and powerful hairdryer if required.

There is also a white Ikea 1000 x 600 Desk and Chair which sits nicely to the right of the door, a tower rotating fan, and 24 inch Freeview TV/DVD,
all of which are not shown in the pics. These items can be removed if not required. Most sharers watch TV in the lounge if they have time after their busy day, or watch programmes on iPlayer or Netflix on their laptops or other devices.

PARKING: There is random parking in the cul de sac . and most residents are generally mindful as to where residents like to park unless unaware visitors take a parking space .

LOCATION SECURITY: The cul de sac is a neighbourhood watch area and proven to have had no incidents of theft or wilful damage to cars or property over the 17 years I have lived here.

GARAGE: There is a bicycle you can use or store your own in my secure and dry garage and I will allocate keys. You may also store big cases and personal items in there. Your possessions are insured in the garage.
If you would prefer to rent your own garage, as a leaseholder I can apply for another garage en bloc if/when one becomes available. The rent is approximately £50 pcm which I would pay and you would repay me directly. One calendar month’s notice is usually required.

My only request is that you leave the kitchen and bathroom, as clean and tidy as you find them.


TRANSPORT LINKS: The station entrance is located on the first floor of the Howard Centre Shopping Mall. The Bus Stop is 100 meters from the flat and taxi's around town are £3.50 per journey. Both Roche and Tesco have free hopper buses from the main building entrances, every 15 minutes into Welwyn Garden City. Very Close to the A1M and M25. Luton and Stansted airports are 30 minutes away and LHR 1.5hrs by train and 45 minutes by car, subject to traffic.

LOCAL SHOPS: Very close by to the flat is a comprehensive parade of shops including Tesco Express and Lidls, both open until late, plus a Fish & Chip shop and Chinese takeaway, Boots, Hardware Store, Newsagents, ATM, Beauticians and Hairdressers. Morrison's Supermarket and petrol station is half a mile away.
Most sharers tend to eat their main meal at lunchtime but you are welcome to cook at home. .

RESTAURANTS & COUNTRY PUBS: There is a comprehensive range of restaurants in and around town to suit every taste and many Pubs and Country pubs within 2-4 miles who also have excellent cuisine and gardens.

DOCTOR AND DENTIST SURGERIES The Doctors Surgery is also within the local shop complex, as is a good Dentist. Most sharers register as a temporary patient and evening appointments are available. .

FITNESS: Some Corporate Companies have Gym's on-site, but there is a 24hr Gym in Welwyn Garden City on the upper floor of the Howard Centre Shopping Mall, and also where the entrance to the Train Station is conveniently located. There are also other gym's surrounding the town i. e Gosling Sports Centre, ski slope and cycle stadium next to Stanborough Park with car parks with walks around the North and South Lakes where there are water sports togetherwith an Italian Restaurant overlooking the Lake.


DEPOSIT: £325.00 returnable upon giving one months notice and on the day you exit, subject to no wilful damage (never known).

RENT: £650 pcm including Bills in advance - I have not increased the rent since 2015.
Bank reference: Rent + Bills as required by my Accountant.
I do not accept cash.
COUNCIL TAX of £32.77pcm for 2019-31/03/2020 is NOT included in the rent, as most sharers have their own home elsewhere - If you do not pay Council Tax elsewhere. or exempt, please let me know.
CALCULATION OF COUNCIL TAX: For 1 Apr 2019 - 31 Mar 2020 the CTax demand was £1572.90 Band C. I have a 25% single persons discount of £393.23 = £1179.67. @ £118 over 10 months 1 April - 1 Jan 2020. Therefore, your cotribution will be £1572.90 - £1179.67 = £393.23 / 12 months = £32.77 per calendar month, to be paid in advance from when you move in up until 31 Mar 2020 if you are still here.
To be paid by separate Standing Order .
Bank Reference: Part C. Tax
When the Council Tax demand for 1st April 2020 -21 is received, the monthly differential will be recalculated whether it has gone up or down.

PLEASE NOTE: Sharers that stay 3-5 nights and go home at weekends, work related travel, personal holidays and bank holidays:-
There is no reduction in the rent pcm as the room will be retained. This has proven acceptable and understandable to all previous sharers.

The flat and your room will be kept clean and tidy
Your bed will be made daily
Your bedding, towels and bath mat will be washed. and replaced and can be provided, including Seasonal duvets.
Use of all utensils, crockery, cutlery, pans etc. (If you have your own they can be stored in the garage FOC together with cases and bicycle if you have one). However you may have use of a bicycle in my garage.
The gardens front and back are maintained
Use of my garden furnishings - Patio table parasol and loungers.
Free random Parking
If you do not have a car and you require a lift to Shire Park or the Station if it is raining, I will drop and pick you up FOC if I am here, as it takes 3 minutes in a car.
Equally, I will collect you from the station when you first move here and take you and your cases etc. to the station when you leave.
I generally take you out for a meal when you arrive and on the night before you leave.

PLEASE NOTE: The room is taken as seem and the furnihings cannot be moved around. Things cannot be put up on the walls unless exchanging your pictures for mine.
The room is neat, tidy and the best layout proven for it to be easily cleaned. All past sharers have just brought clothes a few possessions and their computer, and log into my printer. There is no space for doubling up on Kitchen ware either. However, you may store your items in the garage.

You can log into my wi-fi printer and scanner and use my printer paper. A contribution towards Epsom cartridges will be required if you regularly print..
Phone line of which you can make calls to Landline and mobiles for 59 minutes FOC and some international calls TBC.
Gas - Combi boiler central heating by radiators. The flat will always be warm.
Annual Boiler Service and Landlords Certification.

NOTICE PERIOD: One calendar months’ notice either way.
Please note: In the unlikely event that a major issue or issues arise or undue disrespect which cannot be resolved, you will be asked to leave by immediate effect or on a fair and reasonable agreed date (never known). If you choose to leave for any reason immediately (also never known), you will still be required to give one calendar months’ notice with regard to rental payment.

KEYS A Security door and front door key will be issued and returnable when you leave. The front door must be double locked when you go out if I am not here.
I do not double lock internally at night but there are shot bolts around the door.
Window keys should be left in the locks.
Should you lose your keys them, please inform me immediately
You will be given Garage keys if you are storing items .

SECURITY: You will be responsible to close and lock any windows or the patio door you have opened before you go out, especially if I am not here or on holiday. It is imperative that security is adhered to, to not infringe my contents and/or building insurance policies. .
