Double room in beautiful modern victorian house

Looking for female housemates only. The advert is for a good sized furnished double sized room available November 16th 2019. The room is in a two bedroom, one bathroom newly refurbished victorian house about 10 minutes walk from the cathedral and city centre sharing with one other friendly professional female.

The house comprises of an entrance hallway leading to a shared lounge with sofas, 3D TV and Playstation 3 with Netflix and other online content included.

There is a fully equipped kitchen with all cooking and dining accessories you would need to prepare meals. There is a washing machine and tumble dryer for all of your laundry needs.

Upstairs, there are two bedrooms and it is the double bedroom which is advertised here. The room comprises a traditional style wrought-iron double bed, dressing table with drawers, large wardrobe, built in cupboard with shelving, bedside table with lamp, laundry bins and 26" Sony LED smart TV with aerial connection as well as many plug sockets for your other electrical items. There is a lovely original fireplace (not in use) and other decorative items such as large wall mirror and shutter blinds as well as thick curtains. There is also some decorative shelving in the room for your photos etc.

The bathroom is shared with the one other housemate and is newly fitted and luxurious with victorian style tiles and fixings - please see the pictures.

In addition, there is a garden with lawn and a shed for bike storage if required.

The rent includes all bills for the following services: Gas and electricity, water supply and drainage (all water bills), Sky Broadband and phone line rental for broadband, Netflix, TV License and Council Tax.

Strictly for single person occupancy only - no couples or sharing.

Absolutely no pets of any type allowed, sorry.

I am ideally looking for people to to stay at least 6 months and you will be required to sign a contract for this minimum term. The current tenant has been fantastic and looked after the house like their home but sadly has had to move on. We are ideally looking for other responsible and mature people that will take care of the house and keep it clean and loved. Small tasks such as quarterly meter readings and switching the central heating over seasonally will be required as in most homes. As I don't live close by, it is also important that any prospective tenants can take care of occasional practical things that crop such as arranging and waiting in for trades people if needed.
