Cosy Room in Quiet Rural House

Room 1

I want to share my rural retreat with like-minded people who will enjoy the peace and quiet of being off the beaten track - while only being a mile or so from Chartham railway station and 3 miles from the City of Canterbury.

My house is situated on an unmade track that runs between 2 lanes. The track is a footpath and is only driven along by me, my semi-detached neighbours and the postman. The house is surrounded by a large garden that gets the sun all day.

There is a large parking area with room for 4 vehicles.

Lodgers are welcome to use my large kitchen/diner on the lower ground floor. This has all the appliances and equipment you would expect, dishwasher, a large dining table, sofa and TV. I will provide you with cupboard and fridge space. Those using the kitchen are expected to clean up after themselves and contribute to communal chores such as emptying the dishwasher.

My washing machine and tumble dryer are in an outside store room - lodgers can use both of them but I will make a £1 charge to cover the cost of each use of the dryer. Lodgers can alternatively use an indoor clothes horse or the rotary drier in the garden.

I have three rooms in total - 2 of these are linked and therefore are offered for rent together. These rooms are currently occupied by David and Ellie. David is a gardener who has lodged with me for more than a year. He has recently been joined by his girlfriend Ellie. David usually leaves for work at about 0730 am, Monday to Friday. Ellie is a recent graduate currently looking for permanent employment. The available room is a double with wardrobe and desk and it is situated opposite the shower room to be shared with David and Ellie.

I (landlady - Chris) am semi-retired and I have a bedroom and bathroom on the first floor.

Lodgers will share the shower room - there is a large shower cubicle, wash basin, toilet and large cabinet for toiletries and cleaning materials. Lodgers will be expected to provide their own consumables and, between them, keep their shower room clean.

Available - Room 1 - this is a double room (3.3m x 2.3m) situated at the front of the house. It has a double-bed, desk and wardrobe. The shower room is directly opposite. The occupant of this room can use the nearby front door (which I very rarely use) and can sit out in the secluded and sunny garden to the front. This room does not have a TV point.

Unavailable - Rooms 2 & 3 - room 2 is a large room (5.6m x 3.6m) and has patio doors that open onto a raised deck overlooking the back garden. The occupants of this room have use of this deck and either use the front door or can come and go via their own patio doors. Room 2 is situated just along the corridor from the shower room. It is currently furnished with a large leather corner sofa, a large bookcase, a wardrobe, a coffee table and a dining table. This room has a working log burner. Room 3 (2.3 x 2.2m) is accessed from Room 2 - it has a view to the front garden.

Please be aware that the bus service to and from Chartham Hatch is very limited so lodgers will need a car or will need to be very keen cyclists or walkers. Also there is no shop in Chartham Hatch (apart from the farm shop next door that sells eggs from the chickens that roam in fields to the front and back of my house) and the nearest pub is in Chartham.
