Tunbridge Wells - very large single bedsit

The room is very large (5.5 metres by 4.8 metres) and is well furnished, with its own kitchen area. The kitchen area is well equipped - including a multifunction microwave/convection-oven/gril l and a double induction hob.

The accommodation is for single overnight occupancy. This is due to council licence recommendations.

You share a bathroom (with power shower over it) and a separate lavatory, with three other residents, all of whom are women and who want another female to join them.

The house, a lovely old Victorian house, is a ten minute walk from the town centre, 15 minutes from the station, and is on the 277 bus route from Tunbridge Wells out to North Farm and Tunbridge Wells hospital.

The rent of £445 includes council tax and water rates.

You pay for your own electricity (heating, cooking and lighting) and for any use of the communal washer/drier. For an average person this comes to around £600 per year (£50 per month on average), seldom more. In addition to your rent you will need to pay £50 every month for these costs. This avoids having low bills in the summer and then much higher ones in the winter. (Any over or underpayment is balanced out at the end of a year.)

Your monthly standing order will therefore be £495 per month (£445 plus £50).

We would need references - one must be from a current employer plus one from a current or recent landlord.

In addition you would need to pay a deposit of one month's rent. This would normally be refunded in full but it is held against you causing damage to the property (other than fair wear and tear) or to leaving without giving notice.

The contract is for a minimum of six months, with one month's notice thereafter.
