Detached 1-bed apartment between Westerham and Oxted available for a lodger (1 person only, no pets) who will have exclusive use of the place, parking and direct access to a private patio garden from the studio front door.

The annex has a large bright open plan living room with equipped kitchen, a bedroom with double bed and memory foam mattress, smart TV, WI-FI, a modern shower bathroom and comfortably furnished.
The kitchen has induction hobs, a microwave/oven/grill in which one can do roasts, pizza, chips, pies and microwavable dishes. All plates, cups, glasses, knives/forks, utensils, pots/pans are included (if required) kettle, toaster and under counter fridge freezer are also included.
 
There are two wardrobes, chests of draws, further living room storage, a utility cupboard (with hoover, mop, clothes drying rack, iron and ironing board), a safe and a small low loft with fitted staircase. 

The accommodation is tastefully furnished, has independent gas central heating (with timer and Landlord Gas Safe), there is a CO2, smoke alarm and fire extinguisher, is triple glazed/double glazed with secondary glazing throughout and is well insulated.

There is a good capacity washing machine in the kitchen and clothes can be dried in the garden or in the dryer in the adjacent utility room of the main house where we live. 

The professional person will have their own private access, off road parking behind electric gates with CCTV for one car and use of a private patio garden with outdoor table and chairs. Smoking is permitted in the garden.

The studio flat is less than 2 minutes drive from Westerham, less than 5 minutes drive to Oxted (with trains to London Bridge, Victoria and all the other stations on this line) and is approximately 5 miles to Sevenoaks. Easy access to M25 junctions 5 and 6 and approximately half hour drive to Gatwick. Beautiful setting in the green countryside, lots of local walks and plenty of pubs and restaurants.

As this is a separate building, the lodger pays for use of their gas and electricity. All other bills are included such as water, waste water, internet (WI-FI), TV License and council tax. Netflix or Prime included. Maintenance of the annex and patio garden are included.

Available for minimum 6 months but 1 year or longer preferred. 

Please note that this would be a lodging agreement and not a tenancy contract (as we live in a the building next door in the same grounds of the studio flat). 

We are a married couple (no pets or children live here) and we have had lodgers (male and female) in the annex for over 7 years.

References required. Cleanliness important.
Own car is required.
