The apartment has a large bright open plan living room/equipped kitchen/dinner, a bedroom with double bed and memory foam mattress, a smart TV, WI-FI and a modern shower bathroom.

The kitchen has 2 induction hobs, an all in one microwave/oven/grill in which can do roasts, pizza, chips, pies and microwavable dishes. All plates, cups, glasses, knives/forks, utensils, pots/pans, kettle, toaster and under counter fridge freezer are included.
 
There are two wardrobes for clothes, side tables, further living room storage, a utility cupboard (with hoover, mop, iron and ironing board), a large lockable wooden storage trunk and a small loft with fitted staircase. 

The accommodation is tastefully furnished, has independent gas central heating (with timer), is double glazed throughout and is well insulated.

The lodger can use the washing machine and dryer in the adjacent utility room of the main house where we live. 

The single professional person will have their own private access, off road parking behind electric gates with CCTV for 1 car and use of a private patio garden with outdoor table and chairs included.

The studio flat is less than 2 minutes drive from Westerham, less than 5 minutes drive to Oxted (with trains to London Bridge, Victoria and Morrisons supermarket) and approximately 5 miles to Sevenoaks. Easy access to M25 junctions 5 and 6 and approximately half hour drive to Gatwick. Lots of local countryside walks and pub restaurants.

As this is a separate building, the lodger pays for use of their own gas. All other bills included such as electricity, water, internet (WI-FI), TV License and council tax. Netflix or Prime included.
Available for minimum 6 months but 1 year or more is preferred. 
Please note that this would be a lodging agreement and not a tenancy contract as we live in the same grounds of the studio flat, although privacy is a given. 
References required. Cleanliness important.
Own transport required,
