Double Room In Immaculate Clean Large House

I have a double bedroom available for rent in my beautiful four bedroom house. I like to keep my home clean, tidy, peaceful and quiet, therefore it would suit a professional looking for a similar set up. I am not looking for home workers or businesses, however I am sociable and would be up for a chat, movie and glass of wine occasionally. I rent a second room to Alistair who is similar in personality and habits to myself. I work day shifts and am usually off Tuesday / Wednesday. So at the weekends the house would not be crowded. In the evenings I am usually working on my laptop in my room or on double shifts so again you would have lots of space. I can be out of the house a lot so would suit someone independent. The house is situated in a friendly culdesac, off any main roads- so it's a very peaceful location.

The bedroom is fully furnished with a double bed, wardrobe, bookcase, bedside table, mirror, bin, lamps, blinds and rug. The room is available for single occupancy. Sorry no couples. All the carpets throughout the house are new and have recently been professionally cleaned, the bed and mattress are only 12 months old. The bedroom has blackout curtains, and faces the back garden (the sun rises in the front) so perfect if you work night shifts.

The house consists of:

* Large lounge with sofa, chairs, coffee and side tables. TV with digital box and NOW TV entertainment and movie package. If you wanted to pay for a sky package I have all the cables installed- but at present I am not subscribing to it.

* Kitchen with table which pulls out to sit six, American style fridge freezer with lots of space, washing machine, separate dryer, dishwasher, kettle, toaster, microwave, blender, juicer, all cutlery plates etc. All appliances are brand new. There is also a washing line in the back garden for drying clothes too.

*Dining Room which at present it is out of use as filled with moving boxes. I am just waiting on getting some book cases etc, before decorating this room.

* Downstairs toilet- handy facility, which means essentially the house has a toilet for each person living in the house.

* Back garden with decking, recycling bins, and grassed area. The Back garden is great area to bbq in the summer, or to sit out and enjoy the sun!

* Bathroom with bath and shower. I have my own Ensuite so only use the bath once every couple of weeks in the evening, therefore the main bathroom is just shared between two people. The bath / shower / wet walls are brand new, and have just been installed.

* There is off road parking. I have one car (small Toyota Yaris) and Alistair has a car but there is plenty of space on the drive. It is safe and secure if you need to leave your car for extended periods.

* Garage- I have garage space too for bikes etc.

* Although the house is 4 bedroom, I will not have anyone in the box room as eventually I will use this as my office, or possibly even a spare bed for guests.

The rent includes all bills:

Council tax / Water
TV Licence
Fiber Broadband

The deposit is £450 to secure the room, and if the room stays in the same condition will be returned at the end of your tenancy.

The house is no smoking, however if you smoke I'm happy for you to smoke outside or use vaporisers inside.

Ideally I am looking for a longer term tenant looking for 6 months + but may consider short term lets.

* If you would like me to bulk buy toilet rolls, washing powder and cleaning equipment please add another £5 to the rent.

* There are plenty of supermarkets around. The nearest is morrisons or Aldi which is a two minute drive away. Otherwise there are Lidl, Tesco or Coop within five minute drives or a large Tesco extra / Asda 24hr within a 10 minute drive.

* The nearest train station is Newton, which has free park and ride, or is an 8 min walk. Alternatively you can cycle down. The trains from Newton are very regular, approx every ten minutes. I usually get the fast trains which get in to Glasgow Central Lower level within 14 minutes.

There is a really nice cycle path at the end of the road, which follows the Clyde up to the city centre. If you enjoy cycling, walking or running it's a really nice route. Alternatively Cambuslang park is an 8 minute drive away and really beautiful.

The location is great if you commute by car and you can get onto the M74 in five minutes and into the city Centre in 20 minutes. From there it is only 1hr drive to England.

I look after my parents dogs every couple of months for a few nights. They are very quiet. Lottie is a Chihuahua Jack Russell cross who sleeps all the time and Alfie is a blind Jack Russell, who also uses a wheelchair. When they stay, they keep by my side and are very well behaved so wouldn't overtake the house, just thought it may need mentioning ahead of time for allergy sufferers etc.
