Single room for female student in Glasgow East End

Hello,
I have a single bedroom to rent to a FEMALE STUDENT, ideally a Monday to Friday rent, but will consider full time.
Room is part of a 3 bedrooms end of terrace house in the East End of Glasgow, 5 minutes walk to the train station (15min train to Glasgow Central).
Your room will have a single bed and a fitted wardrobe, a desk if needed.
The house is shared with me, my 10yo son and a small dog.
I need a tidy, clean and trustworthy person.
I provide safety of a family home, and require my guest to be a responsible person.
No parties, no drinking.
My house is cosy, clean and recently renovated.
We are a humble and friendly household, but we need someone who can look after themselves and most importantly be clean, we're Italian and house proud.
Cleaning duties will be shared between flatmates.
I work 2 jobs and I'm doing a Master's at University, so I appreciate what it means to have silence while one studies.
Room is at the first floor, so unfortunately this won't be suitable for people with mobility issues.
Preferably female flatmates for safety reasons.
Must be a dog lover as there's one in the household.
If you are vegan or vegetarian, it would be perfect, as we are too.

Price is £400 per month all bills included (£450 if full time, slightly negotiable).
1 month deposit required.
Regular contract provided.
