Room in Dennistoun

Hello!

**This room is a bedroom and now has a bed and clothes storage - I am in the process of decorating and haven't had a chance to take new pictures yet. It was a study previously**

I am currently looking for a young professional (m/f/they - all welcome!) to join my flat in Dennistoun. Students would need to contribute to council tax. Hoping to meet you and sort a tenancy asap!

Currently living in the flat is myself (28) - the other room will be rented to someone else until September, when my 22 year old sister will move in. She is a student at UoG.

I work in tourism in Edinburgh one day a week, so I'm pretty busy, and work from home the other 4 days. I've lived in flat shares for years and we respect each other's space and have always had a doors open / doors closed policy - if we leave our doors open, please feel free to come and chat / rant etc, but if we need to 'actually work' or want some time away, we just close our doors and leave each other alone.

We like to keep the flat clean and tidy and treat it like our home. We will take it in turns to do a full weekly clean so you only have to worry about that once every 3 weeks and then just make sure to clean and tidy as we go along. We definitely want someone that's going to treat us and our home with the same respect we will treat you!

I love walks on the beach, hikes, yoga, and wine and face masks with a movie or reality TV show. I really enjoy having good food and drinks with my flatmates. I cook a fair amount, I bake, and am happy to share. I've never had a flat environment that's going to get angry if you run out of milk and use mine!

I'd generally not like to have a party flat. If I have people over it's normally for dinner / some drinks etc, with the exception of halloween, which is always big. However, I don't mind having people over - we just make sure to let each other know what we're doing and do it respectfully. This goes for everything - we talk to each other if we're pissed off and try and just get on as much as possible.

- £600 rent
- £60 council tax
- probs around £60 bills but prices are unpredictable atm. It also depends on usage of course.
- The room is available now and I am hoping to fill it asap
- I want to meet you so will arrange for you to visit
- one month's rent required for deposit at the same time as rent is paid, on exchange of keys.
- The room available on the floor plan is room 3
- You would be a lodger, not a tenant. I'm happy to explain this more but ultimately we will treat you like a flatmate, you're just a lodger on paper, this is just good for you to know.
- We are open to longer or shorter tenancies
- Your room looks entirely different and is a bedroom and not a study of course! It has a double bed and lots of clothes storage
