Double Rm in modern flat with en-suite & parking

I have a double room available in a lovely modern flat, the other room is occupied by myself, everything in the flat was purchased when I moved in last year or since then.

The room has a solid Oak Double bed frame, bedside cabinet, long freestanding mirror and built in wardrobe with a shelf at the top. There is also space for you to add your own chest of drawers if desired. Two walls have a pale grey and small white polka dot wallpaper and they other two are pale grey.

Technically the room doesn't have an en-suite attached to it, but you would have access to the main bathroom as your own, as my room has an en-suite. However as it has the only bath, this would be shared (I very rarely would use it!)as well as it being used for any guests in the flat! It's a nice sized bathroom with bath/shower, sink and toilet and cupboard space.

There is a spacious cupboard in the hallway which is shelved for shared storage for both, I also have a tumble dryer with a condenser in here. As I'm on the third floor I also have a loft which is a godsend for storage, it spans the whole size of the flat and is floored so we can put everything we don't use regularly up there. There's a shoe cupboard in the hall we would share.

The kitchen has a gas hob and oven, a kettle, toaster & a microwave. It is always clean and tidy as I can’t bear it being dirty or messy, i would expect you to keep your room/the main bathroom clean and help to regularly clean the shared areas too. The kitchen is fully equipped with pots & pans etc so you wouldn't need to worry about getting all of that stuff. There’s also a small extendable table & 2 chairs (plus 4 x fold up spares for guests)

There is a large shared living area with dark purple leather 2 + 3 seater sofas, glass side tables, lamps, a tv cabinet & a tv & DVD player (The tv in the pics is my current flat mates so will be going, I have a smaller one to replace it with/feel free to bring yours!) I have brand new next cushions for the sofas and i’m on the hunt for a wall mirror I like to add to it. There is a parisian balcony so its a lovely light room and we can tilt/open the doors inwards.

I work full time in financial services in the city centre, so weeknights are fairly quiet but like going to the cinema or out for the occasional dinner or visiting friends/having them over. I occasionally like a night out at the weekend but these are a bit less frequent these days sadly! I go to visit my boyfriend/friends/parents quite often so you would sometimes have the flat to yourself for a night or 2 at the weekend & a few nights through the week too.

I'm a clean and tidy person so I'm really looking for someone who is of a similar considerate mind-set. I want to be confident that anytime I leave for a few days it’ll be kept locked up properly and I’ll be coming back to the same way I left it with nothing damaged. Please, no smokers or heavy drinkers or those who will be keen to party on weeknights.

The flat is in a prime location for Bellgrove train station which is right behind the flat (4 min train to City Centre - I have an unlimited pass which is £28/month so basically £1/day)and there is ample free parking at the front of the building. The Forge shopping centre/big Tesco (5-10 minutes walk), a Lidl (5 minute walk) and Duke Street (2 minute walk). There are also some great places for food. It's also only a 10 minute walk to Glasgow Green, or 15 for Alexandra Park. There are the city bikes installed opposite the train station. The city centre (George Square) is roughly a 25 minute walk. There are also buses down Gallowgate or Duke Street. A black taxi home from the City Centre in the early hours is only £7!

The bills would be broadband, tv licence, gas & electricity, factors fees & council tax - I've used a figure for total bills of approx £145 p/m just now so looking at a total of £440 p/m all in. I would be looking for 1 months rent in advance and the same again as a security deposit please (fully refundable if no damage when moving out). would be looking to let for 3 months initially and we can take it from there if we both want to extend it :)

I'm really looking for someone who is clean and tidy, is a similar age and has similar interests, it would be lovely if you were up for doing things like the cinema etc together sometimes

Apologies for my quite poor photography - please just come round to see it in person (I bought the flat after 1 viewing!) The pics of the room to let and main bathroom are from when I moved in, obviously my current flatmate has her things in the rooms just now but felt it would be easier for you to get an idea of where it’s like when empty from the more blank canvas pics.

Monthly Costs totaling £440 are: Rent £295, Council tax £69.50 (paid over 12 months), factors fees £29.50, Internet £9.50, TV licence £6.50 per month, electricity/gas - approx £30 per month (same amount paid all year round to build up surplus for winter). One months rent + bills and one months rental as a deposit required in advance, total £735
