Hi, I have an ensuite double room in my flat in Pollokshields to let. Current furniture in room as pictured but I am flexible on this to suit your preferences for use of the space. 2-month-old, good quality mattress and duvet, solid oak wardrobe and chest of drawers, plus fitted, lit wardrobe with additional storage shelves, and IKEA chair/footrest and large full-length mirror. Ensuite shower room with window, extractor fan and heated towel rail.

Rent is £450pcm + half share of electricity and gas (currently c.£30pcm each; all other bills included).

Modern kitchen with high-quality integrated appliances and induction hobs, breakfast bar, dishwasher, combi oven, coffee maker etc. Well equipped and tons of cupboard space available.

Huge lounge with two large sofas, TV, HiFi system, dining area, aquarium, electric piano, beer/wine fridge, coffee table.

Third bedroom provides a flexible space as either a second lounge or study for you to work in.

I am a late-30s single professional male currently working from home full-time but expecting to go back in the office part-time very soon. I am a quiet and peaceful person and would seek similar, and generally to treat each other with a mutual respect for person and property. I would need to meet you first and have a chat to see if we would get on well and be compatible; I'll require references from previous accommodation and evidence of permanent employment, please.

Occasional guests would be OK but within reason and with due consideration for myself.

There is loads of storage space in the loft or the garage if you need to use this.

The flat is on a leafy, tree-lined street with ample on-street parking day and night. Very quiet neighbours. Residents' private parking would not be available, but you would always be able to park right outside the property on the street. There is a communal garden which you would be welcome to use (quietly and respectfully, no parties or BBQs etc).
