Nice flat to share in Partick

Hey guys

I'm Tom, 26, French, living and working in Scotland since almost a year now.

I have got a second bedroom available in the flat that I am renting presently. No subletting - we would be talking about a joint tenancy.
I am looking to share it as I am planning to buy a flat in Paris next year and need to release cash flow to finance the investment. Plus, more than happy to share the flat and spend some great time with a flat mate.

Flat - room
The flat is in an old tenement ideally located in Partick at the border with Thornwood (Apsley street).
* 1 minute away : Sainsbury's, M&S, Boots, McDo as well as bus stop on Dumbarton road (first 2,3,77 ; McGill 17)
* 3 minutes away : Partick train station and underground

I initially got the flat furnished but replaced most of the furnitures over time. Everything needed in.
The flat, even-though old, is quite nice and luminous. Individual central heating (gas) and double glazing windows. The landlord is very flexible, committed to renovate it (got the floor changed a month ago) and extremely reactive in case of problems (even on weekends).

The second bedroom - yours - is roughly 7-8 square meters wide. View on the (quiet) street as the rest of the flat.
Bed, mattress and chest of drawers in the second room can be removed if you wanna get your own stuff in.

About me,
I work in marketing for a whisky producer & distributor. That's great job but challenging and intense. Weekdays evenings are usually very quiet : gym, Netflix, bed. On Fridays and Saturdays, when in Glasgow, I meet friends for a good dinner and a few pints/cocktails. Sundays I go brunch.
Easy going, chilled-out and very respectful of others. I have got quite a few flat-share experiences, all amazingly cool, so willing to make it happen again.
Always up to share a dinner, a few drinks or do activities as long as there is no obligation or whatsoever and that each one can enjoy its privacy as he/she wishes.
Hobbies : gym & calisthenic, hiking, cooking, wine & spirits, binge watching series and addicted to travels.

The ideal roommate,
F/M Working -mandatory- with ideally a rhythm similar to mine.
Pretty chilled out too, serious -but not too much ! - and respectful.
I am often away/abroad for work or leisure (family and girlfriend in Paris), so I need to know that I share the flat and the responsibilities with someone that I can trust.

Rules
The not cool but important part:
* Parties : No parties in the flat but inviting friends for a few drinks or dinner is definitely ok especially on weekends
* Guests : inviting guests to stay overnight or on weekends is fine as long as it is asked in advance to the other and that it is occasional -something like a weekend per month feels ok-.
* Cleanliness : not maniac but common spaces must stayed clean and tidy. Cleaning to be shared across both tenants.
* No pets allowed (even though I love them)
* No smoking in the flat


The rent
As mentioned above, we are talking about a joint tenancy.
Our two names will be written on the contract so we will share obligations and responsibilities. Landlord will check references.
Length: no minimum length, landlord flexible. However, I would like to find somebody for at least 10 months.
The deposit is 1 month rent. In this case, it would be £375 per pax.

All the costs will be shared equally between tenants.

NB1 Utilities is a variable cost and is an estimate based on my experience. It covers : gas, electricity and fibre-optic internet.
NB2 Total rent is £750 but the landlord granted a £10 discount because the flat antenna is not working and therefore the TV option via internet is required.
