There is a gas safety cert, electrical safety cert, mains powered smoke alarm, plus individual smoke alarms in both rooms.

As well as being very well located for the University - there are also some useful shops/cafe round the corner on Gibson St. including a late night grocer.

Combined bill for gas/electricity is difficult to estimate these days - it is a small flat so perhaps < 100 per month - but obviously depends on usage. Cost of upgraded broadband is included in the rent.
