Hi all,

I am looking for a lodger to stay in the spare bedroom. I am a postgraduate student at Glasgow uni. I spend quite a bit of time in Edinburgh so you'll have the place to yourself rather often. Ideally, I would prefer to host a postgraduate/mature student exempt from council tax but it is not essential - please still drop me a message if you're happy with the offer (details below).

Your room:
Large bedroom with a King size bed. Plenty of storage space (under-bed, free-standing and built-in wardrobes, chest of drawers) and a chair/desk available.

A bit about the flat:
A classy bathroom with a bath and separate shower across the hallway.
Enjoy an exceptional GIANT living room with a 55-inch TV, sitting and dining areas.
The adjoining kitchen has a full complement of amenities, including a dishwasher and microwave.
The building is a converted factory tucked away from the main street adjacent to an electric passenger railway. The property is perfectly situated with a 5-min walk to Partick subway/train/bus station and 25-min walk to Gilmorehill campus.
On-street parking only.

Our agreement:
All bills/regular expenses included (water, electricity, gas, factor fees, TV licence, broadband internet - M200 fibre). Council tax is NOT included and is just over £188 per month (band F) - hence the room is best suited for students.
However, if expenses rise dramatically either due to price inflation or unreasonably high usage, this may be reconsidered by mutual agreement.
Deposit £750.
Monthly rent £750, paid in advance by bank transfer.
1-month notice for moving out.
