We are seeking a another student, preferably postgraduate or mature undergraduate, interested in renting a room in a peaceful, quiet and tidy property seeking to focus on studying in a green area near Lancaster University. The property is in decent condition and is a great environment for studying.

== Overview ==

Available is one large upstairs bedroom sharing a bathroom with one other person (male), available in a spacious and semi-detached house with a total of three bedrooms. The property is in a good condition and tidy. It is a short travelling distance to Lancaster University and is in a green area close to the country side but also a medium-sized supermarket.

Rent is £385 per month (£405 for 9 month tenancies) with a £200 deposit. Bills included are electricity, gas, water, garden maintenance and fast Internet. Council tax is not payable by full-time students.

The room is being offered for an agreed fixed period of up to mid September 2020, renewable. We are looking for people who are non-smoking, willing to clean up after meals and seeking a stress-free, reasonably quiet and tidy environment in which to study with minimal distractions.

== Current tenants ==

The property is a family-owned home with the landlord's son a paying tenant at the house. Robert, lives in the property permanently in a downstairs room (ensuite). Robert studied for a doctorate in Computer Science at Lancaster University.

A masters student from China studying in the Lancaster University Environment Centre is also living in the property over the next academic year.

With Robert living at the property you have the advantage of questions and issues being dealt with quickly via Robert (or Mary) and the house being maintained in a decent state. Mary wants to minimise stress and so is quite flexible and is not seeking a profit but rather to pay necessary expenses of maintaining the property, including sometimes quickly making improvements at the request of Robert and other tenants (see feedback below).

== The bedroom ==

Bedroom 2 (3.7 x 3.3 m) is available; it is upstairs and contains a single-sized bed, large desk, wardrobe, shelving, chairs, lamps, bedside table and a chest of drawers. The bedrooms and bathroom all have locks. You will share a bathroom with only one other person.

== About the house ==

The upstairs bathroom is in excellent condition and contains a toilet, a bath, shower, washbasin and a cupboard. Again it is shared by you and the male student in bedroom 1.

The large well-equipped kitchen contains a microwave, cooker with oven, washing machine, dishwasher, fridge, freezer, table with stools and storage space.

The even larger living room incorporates a dining table /chairs, storage space, clothes racks, small tables and a 3-piece suite.

The house is carpeted throughout, central heated with independent thermostats on each radiator, double glazed, and has cavity wall insulation. It is gas safety certified.

Outside is a paved patio, grassy area, clothes line, plants and bicycle shed (lit at night). In Spring to Autumn the garden is maintained free of charge by a gardener.

In the absence of a dryer we dry clothes using racks in the living room or in the bedroom, or outside by personal choice. Naturally you can communicate if you want the living room to be free of clothes in advance, say for a visit.

== The area and transport ==

A short walk takes you to a major bus route to Lancaster University and the city centre. Alternatively the University can be reached by a traffic-free bicycle path that takes 10-15 minutes cycling and 30-35 minutes by foot. A local supermarket (Booths) takes less than 5 minutes by foot to reach and there are takeaways in the area. Free on-street parking for cars and motorbikes is available.

Large green fields are close to the house and it is within an easy walk to the countryside.

== Activities and practices we prefer not to accept ==

We prefer to be upfront with our preferences to save us all time and effort - we are careful to ensure a good match with the existing two tenants. So our main preferences are:

- no smoking (even if just outside),
- only postgraduate or mature undergraduate students,
- no loud music or instruments without headphones,
- a willingness to clean up after each meal and be self-motivated in sharing household cleaning,
- you don't have people staying over frequently (occasionally is fine).

We have had many student tenants, male and female, from the UK and overseas (China, Hong Kong, Italy, Poland, Slovakia, etc.), early 20's to late 50's, many staying for two or three years. Selected feedback in their own words follows:
