Any calm, friendly people need a home?

Shared garden room/diner/kitchen.

(This is a house, not a flat as it says in title, I can't change it!)
Looking for some nice lodgers who are active, happy and reasonably quiet. How easy you are to live with more important than age or occupation.
Single upstairs room suit a female and larger downstairs double room could suit either male, female or couple. Presently furnished more like a bedsit and has a toilet next to it.
Sunny garden to sit and eat. Shared living area and kitchen. Bath/shower and additional downstairs toilet.
Washing machine, Wi-fi, reasonable bills included.
Plenty of on street parking.
Buses to Wigan (2 miles) and Leigh (3 miles)
Shops, takeaways and cashpoints close by.
Petty nature reserves and canal for walking and cycling very close by.

I'm either home a lot or out a lot depending on my rota, need some quiet time for study, happy to cook sometimes, love my garden.
