We are friendly professionals. This is a relaxed, safe & friendly area of Leicester. Female preferred as sharing female only bathroom.

City Centre is 1 mile and local gyms have prices from £10 p/m. Within 800 meters, a spectacular gym which includes Sauna, Steam Room, Jacuzzi & Swimming Pool.

Bedroom Rental includes downstairs use of a Mini Home Gym: Yoga Mats, 8 in 1 gym system, TRX kit, stretchy bands, multiple weight dumbbells and new ideas coming for the garden. Also a large screen TV for relaxing or exercise videos.

Price includes Super Fast Fibre & powerful WiFi. Plus excellent range of kitchen equipment. Basically almost every modern convenience. List available upon request. All bills included, plus cleaning liquids, sponges, towels and dishwasher tablets. Even bedding and towels if needed.

I offer facilities-equipment way beyond the average rental. Anyone who helps out with watering of the Organic vegetable and herb garden can share a fair % of food grown. Housemates are also welcome to grow their own herbs & vegetables.

I have a large range of planting pots ideal for herbs and vegetables. I can create a suitable space in the garden and help with knowledge. I have many more plans for making the garden space more usable for relaxing and even cooking!

Parking is good in this area. We have wide roads and no parking restrictions. You usually get a spot within 20 to 30 meters. But in any case there are 2 x visitors car parks behind the houses (about 12 spaces), which hardly anyone ever uses and they are within approx. 50 meters of the house.

Ambience:
An important part of a home share is the ambience. I encourage a friendly and relaxed ambience. Ideal housemates will be tidy, relaxed and mature. I hope living here will feel like home from home.

The Non-ensuite rooms will ideally suit a female rental, due to shared family bathroom. There maybe an option for a non-ensuite bedroom to be upgraded to an ensuite at an agreed extra cost.

Bedrooms have blackout curtains, adjustable blinds, optional extra storage, fast WiFi, Double Bed, Study Desk, Fitted Wardrobe and Mirror.

I am a live in Landlord: I’m easy going, respectful and mature. I spend many weeks & many long weekends away from home focused on outdoor adventures, mainly climbing and hiking. This year I hope to have a camper van to simplify my climbing adventures. The camper van will be available for housemates to rent at a discount.

Our rear garden is quite private with a sunny aspect from noon, till mid evening. It's a lovely garden for relaxing, reading, yoga, etc. Soon I will create a covered, sheltered outdoor eating area suitable for longer year round use in the cooler months.

There is the usual flexibility on which rooms will vacate next. And I offer are upgrade 'options' for new beds/mattresses, painting, entire refits and even ambient lighting upgrades for longer term rentals.

Larchmont Road is mainly a family oriented area with a safe and friendly feel. Take a walk around. I call it the Village in the City. Within 800 meters to just over 1 mile, we have 3 Climbing walls, 4 Gyms, 3 with swimming pools, Universities, Colleges and the High Cross Cinema de Lux. The city has a thriving and friendly European style feel with many friendly bars and restaurants expanding and modernising at a brisk pace, especially now the canal side developments are moving so fast

We are less than 1 mile from River walks and cycling paths along Canal & around Abbey park, Leicester’s largest green space. Two of the 3 hospitals are approx. 1 to 1.5 miles away. Bradgate country park and ancient forest walks are only 4 miles away.

We have a quick & effective cleaning rota, but also we encourage everyone to clean up straight after cooking.

I've noticed when renting to professionals and mature students the house seems very quiet most days. To encourage the peaceful ambience we have a library policy of no noise between 10pm & 8am and respectful after that.

I've noticed most professionals spend the majority of waking hours working or exercising, and then studying or relaxing, and so the house is quiet on weekdays and most weekends. Sometimes I may try to organise a game or film night, but usually everyone is to busy.

If someone moves out, housemates can upgrade to larger bedrooms!

Large kitchen has extensive appliances, individual food storage, large fridge, freezer, water filter, Slow cooker, Double Sink, Microwave Cooker/Defroster, 4 gas hobs, 2 electric hobs. Large Instant Pot Pressure Cooker, slow cooker and Dutch ovens. All brilliant for fast or slow batch cooking.

Berkey Water Filter: The Berkey filters out pesticides, antibiotics, bacteria and viruses to approx. 99.99%. Glyphosate is reduced by approx. 75%!

This is a peaceful home share and definitely not a party house. It’s okay occasionally to invite 2 or 3 friends for dinner, or even a barbeque. Just let everyone know in advance.
