Room available in a peaceful house in a quiet cul-de-sac. The University is an easy 15 minute walk away and the M1 Junction 23 just a five minute drive. Close to main bus and cycle routes into town. Ample free parking is also available. A convenience store, post office, chip shop and Chinese take-away are within a five minute walk.

The bedroom is a generous size and has a single bed, large mirrored wardrobe, dressing table and a desk. You are welcome to add your own touches to make it more your own.

There is a bathroom across the landing which will be for your sole use. There is a bath, basin, toilet and shower.

Upstairs is a converted loft which provides a lovely, light living room with office area and views across Charnwood Forest. This will be for your sole use except for a few hours each week when it is used for counselling. There is also a very pleasant downstairs living room.

The office area is shared but will be available for your use most of the time. It provides a light and quiet place for study.

The kitchen is a shared area.

The garage has been converted into a gym with a TV and DVD player for exercise videos, and a heavy bag for boxing/martial arts. Some DVD’s, pads, gloves and weights are available for use.

There is a garden to the rear of the house with plenty of shaded areas. There is also a patio with a Chimnea for warming up a cold evening.

There is a large, friendly, laid-back dog living in the property who is in training as a therapy dog. There is also a cat. No pets are allowed in the upstairs living room. Small pets are welcome (no spiders, snakes, or rats) depending on compatibility with the accommodation and existing pets. If you have a pet you would like to bring please contact me to discuss.

As a tenant you would have plenty of space to yourself and there would always be a private living area available for you to relax and entertain friends.

I maintain a calm, peaceful atmosphere in the house and Would like a tenant who is also looking for this, either a professional, or a student.
