The room to let is a single occupancy upstairs room in a charming house which used to be a factory worker's cottage. It is situated at the end of a quiet cul-de-sac with a small industrial estate at the back, so the room is not overlooked. The residents of the street are friendly and it is quiet.

The room has a double bed, dressing/work table, a wardrobe, a large open storage unit, bedside table, table lamp, small TV (I have NowTV so you'll just need a dongle to link in), and a wall mirror.

As a tenant you would have access by arrangement to the summer house at the end of the garden which has a comfortable futon and electricity supply and is laid as as an alternative private sitting room. There is a second freezer in there too.

There is a good sized kitchen with plenty of storage space, a double oven cooker, washing machine, tumble dryer, dishwasher, slow cooker, microwave and fridge freezer.

The upstairs bathroom has a new over-bath electric shower. The house has double glazing throughout and central heating from a combi boiler which is regularly serviced. Outside there is a pretty garden laid to artificial grass and two patio areas which enables you to choose sunshine or shade as you wish.

The house is well situated for access to the countryside on foot, yet is only a short walk from the local High Street and two large supermarkets. Access to buses into Leicester town centre is excellent with a bus stop 2 minutes walk away and buses every 10 minutes. There is a nearby train station with trainlines into Leicester and Birmingham New Street. The house provides easy access to Enderby Park & Ride, as well as access to the M1 North/South, the M69 and outer ring road to A46 and A47. There is on street parking nearby.

There are two docile and friendly resident greyhounds at the property. Greyhounds are sweet natured and gentle, do not smell (even when wet!) and very rarely bark. They spend most of their time asleep, but do like to be fussed when awake. They are both retired due to serious injury and are neutered.

The tenant will be expected to share normal housework duties with the landlady on a rota, and all council tax and utility bills are included (fair usage applies).
