House is situated in Ropsley, a great location just 6 miles from Grantham, about a 14 minute drive by car.

Bedroom is located in a private position at the end of the house. There’s no bedroom above, and entry is via its own access door, so you can come and go as you please! 😌. Pleasant window views, and door leading out onto enclosed rear garden.

Ample off street parking.

I have a friendly, quiet pug dog.

This room would only be suitable for a NON SMOKER/VAPER please..

Includes spacious workspace with large, comfortable chair, and an open wardrobe providing adequate storage.

The addition of a drinks station means you’ll enjoy your own mini fridge and kettle 😃.

Bedding and towel can be provided. Wall mounted 50inch Samsung Smart TV… I may be able to set up a guest profile on Netflix and similar apps, if desired.

There is a downstairs WC.
And a family bathroom with bath and separate shower available on the 1st floor.

Fully equipped kitchen with cooking and laundry facilities.

All bills included in price…
Reliable, unlimited BT Wi-Fi at all times.
Hot water & heating available at all times.

Open fields with countryside footpaths within a minutes walk of the back door.

My Requirements For A Lodger:
Lodger to be clean, respectful and dog & child friendly 🙂.

MUST be a NON-SMOKER, including e-cigarette/vaping.

PETS: Well behaved pet will be considered on an individual basis.

My Terms:
Following a room viewing & casual chat, a successful applicant will be asked to provide a DBS check. [This can easily be purchased online for £18, and doesn’t take long for the online result to be made available **].
Once I’m happy with it, the successful applicant will be offered the room
**…and I will reimburse the cost in full, by deducting it from the first weeks rent!! 🙂
