I’m moving house, as I am relocating for work, so my en suite room in a huge 2 bedroom / 3 full bathroom 2-level flat will be available as of April 1. I am sad to leave as this is the best flat i have lived in while in London.

The flat is on Friend Street in Angel/Clerkenwell, which is nice & quiet as only local cars can drive through (there’s a gate to make sure of it).

Angel is amazing & there’s tons to do. Upper Street, Exmouth Market, & Essex Road are full of bars & restaurants, there are loads of parks, & it’s right near the canal.

Angel tube station (zone 1 – Northern line) is less than a 5-min walk away & great bus lines (43/205) are a 2-min walk away.

Flat features:

• 3 full bathrooms – The available room is en suite. The other resident has her own bathroom as well, & there is a full bathroom downstairs for guests (or if you just feel like changing things up!)
• Fully equipped kitchen including microwave, washer/dryer, dishwasher, & more cabinet space than you can imagine
• 2 levels – 2 bedrooms & 2 bathrooms upstairs / Living room, dining room, kitchen, patio, guest bathroom downstairs
• Entry doors on both levels – flat is on the ground floor & below ground floor (there’s a lift to get downstairs for ease of bringing things in)
• Massive 2-level floor to ceiling windows bring in tons of light. Doors open up to the patio.
• Enough living room space to literally play basketball (or football or whatever you like)
• Available room has built in wardrobes (3 side-by-side) & there’s a large storage & coat closet downstairs, so plenty of space for clothes & storage

I’d like to leave the bedroom furniture behind, so happy to negotiate a price for that.

The common areas of the flat is furnished but belongs to the current flatmate.

Rent is £1220 pcm plus bills (around £235). The lease is up end of May, but I’m sure you the new tenant will want to stay, & negotiating an extension with the landlords shouldn’t be an issue.
