Hi, I have a lovely 3 bed garden flat in Balham to rent.

The bedrooms overlook the garden. Bedroom 1 is the largest and has a double bed, double wardrobe, chest of drawers and a bookcase. Bedroom 2 has a double bed, fitted wardrobe, chest of drawers and shelves. Bedroom 3 has a double bed, a double wardrobe and chest of drawers. This room has french windows into the garden.

Gas, electric, council tax (your names will be added) , phone, broadband and water bills are all in my name (the landlady) and you pay me a single amount of £139 (£46.33) for the bills per month with the rent. (This amount will change depending on usage and pricing). Council Tax band is C.

You will also pay me a separate amount for gas and electricity per month according to the latest meter reading - this obviously depends on how much energy you use, recorded by a smart meter.

The flat is close to the tube, overground and shops. Balham is a really vibrant area with great bars, cafes and restaurants. It's perfect for joggers as it's close to Clapham Common, Wandsworth Common and Tooting Bec. Gyms also close by.

It's easy access to Clapham Junction (6 mins from Balham) and Gatwick (20-40 mins) if you travel for work.

This flat has been my home, so it's not a faceless rental property!

Please note I'm currently looking for 3 people to rent the whole flat. I would consider a couple if they are happy to have a flat mate and pay for 2 rooms.
