We are sadly moving out of our lovely flat in Balham as we are buying a property. We are looking for 2 new tenants to assign our lease to from early-mid December onwards (date to be agreed).

The flat:
The flat is a large 2 bed, 1 bath occupying the entire ground floor of a semi-detached terraced house. It has an open plan kitchen, living room, dining room with bi-folding doors opening up onto a very large garden with two terraces. There is also a side passage and gate which is very useful for bringing bikes down the side of the house and storing them.

The bedrooms are equal sized with built in storage. The bathroom has a free-standing shower with built in radio function, sauna and disco lights. There is also a separate bath. The kitchen has loads of cupboards and storage and useful pull out pantries. There is also a large basement where items can be stored.

The flat comes fully furnished with sofa, coffee table, TV stand, beds, bed side tables, chests of drawers and wardrobes.

Location:
The flat is located on a residential street off the high street in Balham, on the Clapham Common side. It is approx a 7 minute walk to Balham tube and a 9 minute walk to Clapham South.

It is a 5 minute walk into the centre of Balham where there is an abundance of shops, supermarkets (Waitrose, Sainsburys and Aldi) and restaurants. We are also equi-distant from Tooting Common, Clapham Common and Wandsworth Common, which are all lovely green spaces.

There is on street parking available (residents permit required). The street is very wide so it's always really easy to park and there are lots of spaces.

Rent:
The rent is £2,350 per calendar month which is paid in advance to Foxtons client account on the 26th of every month.

Deposit:
The deposit is £2,711.55 which will need to be paid directly to us and then Foxtons will have it assigned with their deposit protection scheme into your names.

Lease:
The lease ends on 31 August 2022, but there is a break clause on 31 August 2021. The minimum stay will be until the break clause, with an option to extend at the same rent for another year.

Landlords:
The property is managed by our landlords directly, who are super helpful and efficient. We have a WhatsApp group with them where we let them know if there are any issues with the flat and they always sort them out very quickly, which is a massive benefit as we never have to go through Foxtons.

Tenant requirements:
Maximum 2 tenants.
Professional sharers or couple.
Foxtons require a certain level of income in order to meet affordability criteria for renters.

3) Last 3 months bank statements;
4) Employment reference.

We require a deposit of £200 to secure the flat, which will be deducted from the £2711.55 deposit to be paid upon move in.

Move in date:
Our purchase will complete in early to mid December. If you would like to proceed with this flat we can discuss and agree a mutually convenient date within this period.
