2 rooms available in TRENDY Balham

I'm looking for two new people to join me in a flat share in Balham. I've lived in the flat for about 15 months now, but sadly the contract is coming to an end in March, and my two existing flatmates are moving out. It's a beautiful flat, in a beautiful location and I really didn't want to give it up!

The flat has a shared large, bright and open kitchen, dining and living area. There are the usual kitchen appliances, including a dishwasher!

It's a 5 minute walk to Wandsworth Common Train Station and about an 8 minute walk to Balham Tube and train station and Balham High Street. There are lots of shops, cafes, pubs and restaurants nearby - can guarantee you'll have plenty to do!

The building has a communal garden area, and is only a 2 minute walk to Wandsworth Common, so there's lots of outside space available nearby too.

Bills are approx £90pcm (depending on time of year) each on top of rent for: gas, electric, water, council tax, virgin media (we have their basic TV & internet package)

There are two rooms available, for 1 year (16th March 2022 - 15th March 2023) with a 6 month break clause. Might be potential to renew too and stay longer :) There will be agent fees of £50 each for adding new name etc. to the contract.

Room 1 (blue duvet cover) - £878 per month
Good size room with large wardrobe and double bed.

Room 2 (starry duvet cover) - £868 per month
Slightly smaller room, but has a good size wardrobe and double bed.

You will be sharing the large main bathroom with the other tenant.

A bit about me :) - I work in Health Marketing and am big on music and fitness. Very happy out at a gig, bar/pub, or gym! Currently am working from home, with plans to go back 3 days a week.
