Double Room in shared house in Dalston

i have a double room to let in a terraced house, just off Balls Pond Road on the Islington/Dalston border.

The room is on the ground floor of the house, which has a good sized kitchen with breakfast bar, well stocked with appliances, and an open plan living/dining room with dining table and grand piano. Patio doors from the living room open out on to a balcony that leads (via spiral staircase) down to the garden.

The bedroom comes with a double bed, a wardrobe, a desk, a chair, a bed-side light, and two chests of drawers. It has an en-suite bathroom with a shower, toilet and basin. The room also has its own door into the garden.

The house is on a private road so it's nice and quiet, though there is a good pub, The Duke of Wellington, in the next road, should you fancy.. There are plenty of food and other shops nearby.

Transport-wise, the area is really well served: Dalston Junction overground station is just a 5-minute walk away, while Dalston Kingsland station is approx. 8 minutes' walk. Buses also run from a nearby bus stop to Highbury and Islington tube (approx. 7 mins by bus) and Angel tube station (approx. 15 mins). You can also get to Shoreditch High Street in just over 20 minutes by bus.

You'll be sharing with me, a music therapist.

The rent (£650/month) does not include bills, so on top it's roughly £65/month for council tax, wifi and TV. Utilities are paid quarterly. In totally, extras add up to about £73 per month.
