Large double room available in a ground floor mansion flat just a couple of mins walk from Battersea Park. I've lived here for nearly 6 years and will be sorry to leave. The reason for me leaving is I'm moving in with my girlfriend, but we are staying in the area as we love it so much. Available from immediately.

Room
Double room with a lot of space. It comes furnished with a bed, wardrobe, chest of drawers and desk. This is the biggest room in the flat (used to be a living room).

Flat
One bathroom, a living room and a small kitchen. Washing machine included along with 2 fridges.

Flatmates
Currently there are 2 other tenants who just moved in at the end of September. Both guys are in their early 20s.

Area/Transport
The flat is 2 min walk from the park and 5-10min walk to Queenstown Road Station and Battersea Park Station. These stations take you to Waterloo, Victoria & Clapham Junction. Several bus routes in the area, including night buses, which can take you into town or other south west London areas. There is a Tesco less than 5 min walk away and a bigger Asda near Clapham Junction. Lots of pubs and restaurants nearby and you are only a short trip to Clapham Common. The flat is located a short walk away from the new Battersea Power Station development which will soon include the northern line connection.

Reference/Bills etc
Tenancy swap fee is £50. Deposit is £788 which would be paid to me. The agent will swap our names on the Tenancy Deposit Scheme.
Rent is £734 per month. This is guaranteed until 1st September 2020. We are on a rolling contract (subject to rent increase every 12 months) so they can increase the rent but any increase in the past has been minimal and they are happy to negotiate.
Bills currently are £85 per month and include council tax, electricity & gas, tv licence, internet & water.
