**One double room available in a 3-bedroom flat near London Bridge (SE1)**

London Bridge (SE1), near Guy’s Hospital, 5mn walk from Borough Market

Room: double room with a double size bed; large built-in cupboard (not easy to see on the photo, but the cupboard takes the entire wall - loads of storage); large window; large mirror; space for adding a desk

Flat: bright top floor flat (4th floor); includes entrance lobby, kitchen, separate living room and an East-facing balcony – the perfect place to have a glass of wine during summer (and winter if you are brave enough). I am trying to transform the balcony into a mini Royal Botanic Kew Garden but this is very much WiP… The kitchen is fully fitted with usual appliances (microwave, oven, fridge-freezer, ample storage, dishwasher, washing machine… raclette grill, yes this is essential). You will be sharing the bathroom with one other flatmate. Several options to store bikes.

Area: 5mn walk from London Bridge and Borough Market. Quiet neighbourhood, far from main streets or train lines.

Move in: April or May – My current flatmates are looking to move with their respective partners and are flexible on their move out dates. Landlord is flexible too.

Contract: 1 year contract directly with landlord; no agency; usual refs requested by landlord

Cost: £700pcm + all bills (water, internet, gas & electricity, council tax, fortnight cleaner) ab. £100pcm per bedroom

Deposit: 5 weeks of rent

Benefits: TBC by landlord if accepted

Accessibility: top floor flat (4th); Lift access; 1 step between lift and flat; 1 small internal step

About me: Simon (30). French but well behaved ;) Londoner since 2015. I work in renewable power. WFH at the moment (usually 8-6, weekdays), commuting from my bedroom to my bedroom. My interests include cycling, photography, Trevor Noah, bouldering, Beyonce, politics, good & bad jokes, carbon neutrality & zero waste, hoping to one day use my 2020 ticket for Glastonbury. Friendly, warm, easy-going, I value both privacy and shared moments. I had a great time with my current flatmates, usual activities included Friday movie nights with the projector, board games, diners, raclette or just sharing a tea/coffee/cocktail.

The other room has been taken by John. 27 year old from Stockholm. Work at Chanel. Super cool

Ideal flatmate: I am looking for 1 male/1 female around 25-40. Respectful and friendly. You enjoy living in a clean/tidy flat – you don’t have to be Marie Kondo though ;) Ideally, same working hours. You are LGBTQ-friendly.
