Hello. We are looking to let this spare room at the Jam Factory, SE1. Available from June 30th, potentially sooner as the current flatmate is flexible with moving out, but the 30th would be the latest date for moving in. We can also be flexible with storing belongings earlier if needed as the place is big enough.

The apartment is a huge, 2,000sqf, modern and furnished (usually a shock when people see just how big it is for so central). It has great light, modern furnishings and is an absolute gem. It is in the Jam Factory complex with full-time concierge. A great apartment to live in.

There are 3 bedrooms/tenants in total when fully occupied including myself (Paul) and Glen.

Myself, Paul, 30, store manager. HUGE movie fan often seeing whatever just came out. Glen, a retail manager has lived here for a year and he’s a lovely chap from Newcastle. We're both easy to get on with, laid back and respect privacy and the beauty of this place is there's plenty of space when you need downtime or to unwind.

Now looking for a new tenant to fill this room with our current flatmate moving to Amsterdam, entering a year lease commencing June 30th.

The bedroom advertised is unfurnished, but does have some wardrobe storage furniture built-in. Huge walk-in wardrobe and ensuite. £1250 rent (£1442 deposit). So whilst many London rooms have a bed, you would need to bring one, which is a pain, but for such a really great room it's not worth passing on checking out for that considering the rare gem of an apartment it is!

The main room is hooked up with all the streaming services, Netflix, prime, Now, Disney and a huge TV (needed for this space). Also has a utility room with a washing machine, dryer and dishwasher in addition to the usual appliances.

Handy to know:
- 8-10mins walk from Borough tube and 10-12 mins from London Bridge.
(Other nearby stations - 10 minutes to Elephant castle and
15 minutes to Bermondsey.)
- Just a few mins walk away from the bars and restaurants of Bermondsey Street, so a great location for both commuting and leisure.
- Outside the flat bus services (188, 42, 1 and 78 into the city) so can get to the city of London, or central with ease.
- A couple of minutes away is a stop to a huge range of other great linked buses such as 453, 168, 172 into central.
- Everything else you should need in the communal flat space is provided.
- Full time concierge and gated building - so it's super safe.

Total Bills come to £130-£150ish per month (includes an amazing find of a cleaner who cleans the whole flat fortnightly - she's wonderful). This tends to vary on circumstances, currently based on one working at home and the gas-electric price increase as of late. I and Glen don't work at home though.
