Hi there,

I'm looking to let out the second bedroom in my 2 bed / 2 bathroom flat.

**There is currently scaffolding around the building due to a cladding upgrade**

The flat is in a great location - minutes from Stockwell, Clapham North and Brixton. The best bakery in Clapham is just around the corner, as are all of the local amenities that you could possibly need. It's on the first floor and in a secure gated new build looking onto a central green courtyard. There is also a bike store and car park in the basement.

The room itself is large (14ft by 8ft) and comes complete with:

- floor to ceiling window
- double bed with mattress
- large wardrobe with mirror
- chest of drawers & bedside table

My room has the en-suite, however you will have exclusive access to the main bathroom which has a bath/shower.

Most bills are covered by a further £150 per month (taking the total rent + bills (but excluding electricity) to £1030), and this specifically includes:

- 1GB Hyperoptic broadband
- cleaner every 2 weeks
- sky TV
- Netflix
- council tax
- water
- all household cleaning products used by the cleaner

When I'm not at work, I'm at the gym or seeing friends for drinks, etc.
