Short let - lovely two-room suite for 1 person

Hello!

I have two lovely furnished rooms available for one person to let: a private bedroom + a private living room. They're free from around Feb 11 to early April. It might suit someone new to town or trying out the heady delights of SE London.

The advertised rate doesn’t include bills, council tax etc - so the total is £1100 p/m (more details below).

For the right person I may just let the bedroom for less and share the living room, but I'd prefer the setup above.

To be transparent, I'm hoping to find someone who doesn't work from home full time. (I work away twice a week usually).

I'll be on a hike with no phone signal from around Monday 9 - 16, so I'll need to get back to you after then :)

Shared: A light kitchen with a little breakfast bar, a
bathroom and separate toilet, a front balcony, a massive garden, and an allotment in the garden.

For you: A bedroom (bottom left in the plan) and living room (top left). The living room would be yours to use alone, but the storage cupboard and trunk in there is mine.

The rooms come furnished with most of the big items you see in the pictures (wardrobe, small drawers, double bed, desk, shelves, dining table.

Logistics: The apartment is in a cute ex-council block (a block of nine), in a leafy quiet Victorian street near Hilly Fields park. It's less than 10 mins walk from Brockley station (Zone 2) and Crofton Park station (3). It's walking distance from New Cross/Goldsmiths, and just a few train stops (10-15 mins) from London Bridge and Canary Wharf. (Crofton Park is also direct to Farringdon and Blackfriars via Peckham; St Johns and Ladywell have other options into Central London i. e Charing Cross; both are about 15-20 mins walk).

There's free and easy parking on our street. We're on the second (and top) floor and it's quiet with green views. There’s unfortunately no lift, so there are access issues.

The flatshare will be with me - I like a chat over tea (read: wine) or a pizza night, but am equally happy to give you a wave and leave you be. I live in a large studio room next to the kitchen. I work for an NGO (modern slavery). I like all the things - food, travel etc. I've lived in quite a few countries and worked in many more. I'm progressively minded and would prefer to live with someone similar.

I own the flat but I'm not super precious about it - I'm learning DIY. If you know your DIY I will flutter my eyelashes at you periodically. With my current roommate we've both been taking care of the cleaning ourselves once per week but I'm not a neat freak.

I’m not looking to let to a couple, but having someone stay a couple of nights a week is no problem (would be the same with my girlfriend).

The rent doesn't include bills (council tax, contents insurance, utilities, broadband, building service charge and TV license etc) which will be an additional £150.**

*If you come with a pet I'd just ask you pay for a proff. floor level deep clean when you leave.

**This covers an energy bill of up to £120 p/m for the house. We'd need to split anything over that between us - the last bill was around £160.
