Cosy Single Room in Camberwell Flat £450pcm

We are looking for a fun and tidy housemate to join two creative professionals (ages 29 and 31) working in the arts. The room is a cosy single priced at £450 a month (not inc. bills). It comfortably fits a double bed and desk (as pictured) and has excess storage available in the shape of a sizeable cupboard under the stairs. Please enquire within re: furnishings.

This flat would suit someone who is looking for a quiet and very comfortable room.
We are trying to hold viewings in the next couple of weeks. We are also very happy to hold FaceTime/Zoom tours! Please message to arrange times to visit.
Exact move-in date is flexible, but the current housemate would like to have moved out by October 20th.

The Flat:
The flat itself is on the 2nd floor of a gated courtyard, situated 3-5 minutes walk away from Camberwell Green and Church Street, home to all kinds of cafes, pubs and delicious cuisine. Unfortunately, there is no lift access to the flat. The courtyard is very quiet and secure, shared with other friendly tenants.

The flat was completely refurbished 3/4 years ago and installed with great features like an overhead shower and modern kitchen area. There is no living room, but our kitchen has a nice partition in the middle for a dining space where we eat meals and hang out together.
The landlady is very relaxed and fair. She is quick to respond to any issues that may happen but mainly leaves us alone.

The flat is definitely cosy and minimalist, but it has everything we need without feeling cluttered. There's a nice balcony from our kitchen for a scenic brew.

The Flatmates:
We both work in the arts and enjoy good films, live comedy and music etc....all your usuals. We like to hang out and have a laugh in the kitchen while we cook but also respect each others space and privacy. Post lockdown, there is still a lot of sourdough bread being baked, so the kitchen permanently smells great. We don't have a TV licence as no one watches TV in the flat, more of a Netflix crowd.

The Neighbourhood:
Camberwell is a great little town. It has everything you'd need, from supermarkets to cafes to pubs to some of the best and cheapest places to eat in South London. You're only a 15 minute walk to Peckham which also has a lot going on. There are many buses that take you into central London and Denmark Hill station, a 10-15 min walk away, is connected to the Overground as well as London Bridge/Victoria station.

Bills:
Bills are not included in the overall price. They come to the usual cost that you would expect gas/electric/water/internet/council tax to be. Somewhere around £100 per month.

Terms & Financials:
You will sign onto a 12-month contract.
A deposit of £576.92 in advance would be required for a tenancy deposit scheme and reimbursed at the end of your tenancy. Employment references will be required. You can also offer a guaranteer if necessary. No referencing fee!
