LOCAL AREA
Camberwell is a small yet thriving village in Central South London on the edge of Zone 1/2.
It is the secret little sister to the more well-known areas of Peckham and Brixton which neighbour us to the East and South. Yet Camberwell has everything you could need locally with great links to the rest of London...
A great range of local shops and restaurants all within 5-10 mins. This includes the usual high street chains and a growing number of high-quality independent shops, cafes, bakeries, pubs and wine/cocktail bars. There are local restaurants covering a range of world foods (Fish and Chips, Italian, Greek (is Excellent!), Portuguese, Jamaican, African, Turkish, Chinese (Including one rated #3 in London by Time Out), Indian, Vietnamese, Thai, Japanese, etc plus the usual array of Pizza, Kebab, Chicken and Burger joints.
Its also close to the larger social hotspots of South London with Peckham, Oval, Brixton, and Vauxhall, all within 15 mins or Clapham is 30 mins. Great for whenever the Covid Lockdown Restrictions ease.

TRANSPORT LINKS

Flat is ideal for a professional / London commuter, with good transport links to many of London's business districts, in easy reach, and most of Zone 1 within 30-45 mins by various modes of transport including Bus, Tube and Overground Rail, even at rush hour. For example, I work in Kings Cross and Westminster and previous flatmates have worked in Westminster, Mayfair, Covent Garden, Paddington, and Aldgate respectively.

Nearest Stations
Denmark Hill (Overground/Nat Rail/Thameslink) - 7min walk
Peckham Rye (Overground) - 12min walk or 10min by bus.

Some example commuter journeys - times are at RUSH HOUR:

London Bridge - 35 mins
Bank / City - 35 mins

THAMESLINK FROM DENMARK HILL

SPORTS / FITNESS
Camberwell has good sports facilities.
Gyms - There are 2 Leisure Centres (both with pools) in walking distance (Camberwell 5 mins and Peckham 15 mins) and a Pure Gym about 6 mins away.
There are free tennis courts in the parks behind my flat 2 minutes walk away. There is a very good local yoga centre a few blocks away too.

HOME
I'm looking for friendly and sociable flatmate and am keen to have to have a shared feel to the home. And whilst we, of course, have independent lives it would be lovely to find someone who likes to share the occasional drink, cup of tea, dinner, takeaway, etc.

A BIT ABOUT ME
I'm a 33yr old gay man, originally from Bath in South West England, and with Welsh parents - hence the unusual name. I have lived in London for 10 years and into this flat 6 years ago – Hopefully you will see be the pictures it is a homely environment, and not just another standard London spare rental! (No offence to other Landlords out there!!) I'm friendly, sociable and welcome people of all backgrounds.
I studied Psychology at Uni and work part-time in Westminster as an advisor in politics and public relations, and I also work part-time for a large healthcare charity. However, for the next few months I will be working a mixture of remotely (outside London) and from home so you will have the whole flat to yourself for a a significant part the time.

My main interests are running (when I can), karaoke, cinema and theatre, cooking, cocktails, wine cricket, motorsport, discussing politics, philosophy, and art, and going to the pub – remember those??.
Ohhh, and I have also had COVID-19 already so am immune for the next few months at least…so no worries there!

RENT
Room is on an monthly basis of £800 pcm – But I would consider rent fortnightly rent of £400 per two weeks if you desired more flexibility – as I appreciate people’s both job and housing situation is a little uncertain at the moment.

CAR PARKING / GARAGE
The flat comes with the option off-street parking space which is currently unused so is available for use for a small fee to cover the cost of the permit.

Available from Feb 2021 onwards initially for 6+ months – after this we can discuss ongoing arrangements and a possible extension if desired.
Please contact me to arrange a viewing, virtually via video or in person as you prefer, to see the flat and the area. Also feel free to ask any more questions via Spareroom message first of all / or by phone.

Look forward to virtualy meeting you,

Meredith
