A lovely spacious double sized room available in a 3 bed flat to share with 1 person in Denmark Hill/East Dulwich. The room is fully furnished to high standards with 2 double wooden wardrobes, a double bed, desk and chair.

The flat consists of a kitchen and lounge/diner with double glazing throughout the flat .The kitchen is spacious and features a Neff 4 hob electric cooker with oven/grill, Miele washing machine, Bosch fridge/freezer, dishwasher & microwave. The lounge/diner is equipped with leather sofa, coffee table, dining table, tv, and leads onto a balcony overlooking greenery. There is solid wood flooring throughout apart from the kitchen and bathroom, which are tiled. There is a separate toilet- handy when the bathroom is occupied! The bathroom has a shower, bath and sink. Further benefits include WiFi, efficient central heating and hot water from from a 5 yr old Worcester Combi Boiler which is serviced annually. The flat is fully furnished, and unsuitable for bringing additional furniture apart from use in the bedroom.

You would be sharing the flat with me, Rachel, a designer who has been in London for 13 yrs. I'm sociable, enjoy film, music, creative pursuits, fitness, outdoors, hiking, cooking, getting out and about, or relaxing at home. I'm looking for a professional (preferably a 9 to 5 worker) who is clean, tidy, sociable, and treats the flat more of a home to come back to relax & enjoy in.

Rent and all bills (includes council tax, water, service charge, tv license, Wifi, line rental, & cleaner services) is £750/month with the exception of electricity and gas. The cleaner visits 3hrs at a time. The cleaning service is fairly new that i'm trying out. Rent reflects this cleaning service at the moment.. Deposit of £750 is also required.
I'll need references from a previous landlord or flatsharer, and a work reference. I'm afraid the room is not available to couples or on a short term basis. No animals and no smoking indoors.

About the area:
Located in a leafy residential area of SE London in Camberwell on the East Dulwich and Denmark Hill border. It is conveniently located next to a large Sainsbury's (3 min walk) opened from 7am to midnight. There are lots of nearby places to eat, drink and shop along Lordship Lane in East Dulwich or in Camberwell. Ruskin park is 10 mins walk - great if you enjoy running and it has tennis courts with a soon to come gym . There are leisure centre facilities in East Dulwich and Camberwell. There is a 24 hours PureGym & EasyGym in Camberwell Green which is a 15-20 min walk away.

Transport is easy into central London with trains to London Bridge and Victoria and many buses and night buses.

The flat is in Zone 2 and a 5 min walk to East Dulwich Train station and 12mins walk to Denmark Hill station. Trains from Denmark Hill take you to Victoria (10 min journey), Blackfriars, Elephant & Castle & Farringdon. There is also the orange overground service taking you to areas such as Shoreditch, Highbury & Islington & Clapham Junction. Trains from East Dulwich take you to London Bridge in 18 mins. There are plenty of buses such as 185 to Victoria, 176 to Leicester Square, which is a night bus and the 40 to Blackfriars and Farringdon). In addition there is Camberwell Green where you will be spoiled for choice in terms of buses.
