Good sized double with big SW facing Garden

Hope you're doing good.

We are looking to find two flatmates to move into our new home, in Canonbury, beginning of April.

Rent would be £740/£730, then bills on top of this. Currently we live in a 3 bed and between 4 of us, it costs £59 for; gas, electric and council tax, so imagine with WiFi and water it would be around £70.

We're both chilled, sociable and aren’t a PDA couple. We’re always down to chill as a flat, whether that’s watching TV, cooking flat meals or playing board games; but we also have our own lives in London as well.

We’re both really clean, tidy and considerate. We've had a great time living with our current flat mates for almost 2 years now and are only moving out because we have bought a place.

We’re both into music, Emma does art and we like to cycle around London (sometimes further). We also have a ping pong table with 4 bats for the garden.

We’re both from Lancashire and have been living in London for a few years.

Emma works as Brand and Design Manager and I work for adidas as a Key Account Manager.

Location of the property is great; it's near Essex Road, Daltson and Newington Green. It's also just over a mile away from London Field and Stoke Newington Clissold park. We're only 0.5 miles from Canonbury and Dalston Overground as well as Essex Road station, then just under a mile from Highbury and Islington station.

The flat is a 4 bed ex council maisonette, with it’s own entrance/patio (so feels like a house). It’s got a big kitchen, good sized living/dining area, as well as a large private, south west facing garden (so perfect for summer!).

The two rooms we are renting are both doubles, with the smaller one having a large walk in wardrobe (see video and floorplan). It has a separate bathroom (with bath/shower and sink) then a solo toilet, so ideal for shared accommodation.

There’s bike storage available.

For the room, you can bring your own furniture if that would be easier, if not we can supply some.

Currently the house is a blank canvas, but we are in the process of repainting and adding furniture/plants, so it will look like a proper home in no time.

Would be great to have a video call with anyone who is interested so we can get to know each other first.
