Gorgeous, massive double available in N1

My flatmate is moving out so the largest room in this 2 bedroom flat is up for grabs! I’ve been living in this property for 10+ years and very much call it home, so someone with a similar mindset would be ideal :)

The available room actually used to be the living room in the flat and is massive (4 x 5 meters!) - with plenty of space for home working, desk space, sofa etc. Shelves and hanging rails are built into the alcoves. Its high ceilings and two large Georgian windows get amazing afternoon sun in summer and are set back from the main road. The room was redecorated and freshly painted last year a year ago and comes unfurnished.

The flat is a 2 bedroom apartment on the 2nd and 3rd floor. Your room would be on 2nd floor next to a separate kitchen, bathroom and toilet which is shared with me. I live on the 3rd floor across 2 smaller rooms - a small bedroom and living space I use as a studio and workspace.

The bathroom has a bathtub and shower and there is a separate toilet. The kitchen is also quite big with plenty of storage space, a washing machine. (Note there’s no drier or dishwasher).

There is space for a bike on the ground floor hallway inside the building should you need it which is shared only with one other apartment with single occupancy (and the toilet to the hardware shop on the ground floor).

The best thing about this flat is its location on Essex Road near supermarkets, fruit and veg store and plenty local pubs and eateries nearby. The canal, Hoxton, London Fields, Angel, Dalston, Stoke Newington, Highbury & Islington are all within walking distance and the trendy DeBeauvoir Town is just around the corner. A handful of busses from our doorstep (38, 73, 56, 341, 476) will take you almost anywhere across London and the closest tubes are Angel (Northern Line), Essex Road (Railway Station) and Canonbury (Overground Station). Highbury & Islington (Victoria Line & Overground) is also just a 10-15min walk away.

You’d be living with me - a Producer and overall down to earth human, currently doing an MA at Central Saint Martins. I’m Belgian by passport but have been living in London for 10+ years and the UK for almost 20! Having said that, I grew up in Africa, the Caribbean, and have moved around a lot. I love variety, diversity and experiencing different cultures and music genres. Also a good old debate over a bottle of wine :)

I'm generally pretty chilled, respectful and tidy - and enjoy socialising and getting to know my flatmates in a way that comes naturally. As there would only be 2 of us, the vibe of the flat would be very much created by how we get along so that’s really important to me. Communication is key. My schedule is dependent on my MA and is likely to not be that consistent - I do work at home often but enjoy going to the library when I need to knuckle down. I tend to do creative work at home.

You will typically find me tending to the plants scattered around the flat or batch cooking my meals for the week ahead. I enjoy a good glass of wine and a chat over dinner - but I also like my space alone to decompress unless I’m enticed or distracted by interesting humans or ideas ;)

Rent for the room is £875 per month and bills are on top which include fast broadband, Gas/Electric and Council tax. Gas and electric depends on usage and has increased recently but can typically be about £100 each per month.

You would get 25% reduction to the council tax which is roughly £1800 per year - unless you are a student like me (in which case you are also exempt from council tax).

Everything goes via the letting agency who would do the regular referencing checks. They will ask for proof of income
so if you don't have that you will need to provide a guarantor. Deposit is £700 certified by an independent deposit scheme. The contract is renewed annually - usually in June/July. Ideally looking forward someone long term or at least 12 months.
