Leaving my room to head home! So looking for someone to join my 2 other flatmates in this lovely Canonbury home
THE HOUSE
We live in a large 3 bedroom/3 bathroom house, spread over 3 floors. It's on an extremely safe and secure residential street with secure parking spaces available and a separate bike storage that everyone has access to.
The ground floor consists of a big lounge with glass doors that open out onto a great south-facing garden which gets loads of sun in the summer. There's also a toilet on the ground floor and a small (but fully adequate) kitchen with dishwasher & washing machine.

THE ROOM
The extra large double room is on the top floor with a garden view. It's perfect for a couple due to the size and the private self contained flat feel. It gets loads of sun in the summer and is beautifully light. There's also an en-suite bathroom. The room takes the whole of the top floor, with separate stairs leading up, so it very much feels like a self contained flat. There's enough space for a lounge upstairs too. The room also has loads of storage space with two big wardrobes.
US/YOU
We are 2 easy-going 30(ish) professionals who work in Advertising & Radio production. We love to call this place a home - and hope you can too.
It's a relaxed and grown up houseshare - no egos here. We get on really well and though we all have busy work schedules/social lives it's not unusual that we have nights at home together watching movies/netflix with a glass of wine or go to the local pub together.
We're looking ideally for someone who has a similar work/life balance, and who is looking for a home rather than a short-term let.
THE AREA
The house is a stones throw from Newington Green with it's extensive selection of cafes and pubs, not to mention the best French boulangerie and Fruit and Veg shop in London! Essex Road is also on the doorstep as is Highbury and Islington, Dalston, Stoke Newington Church Street and Clissold Park are all a 10 min walk away. It's such a great area to live with loads of great restaurants and pubs on our doorstep.
Access to public transport is right on our doorstep - quite literally! Canonbury (1 min walk), and Highbury & Islington (10 min walk).
THE MONEY BIT
The room is £1215.
The room is normally £1350 but because of the Covid situation our landlord has kindly said she will lower the rent by 10% which makes the room £1215 until the end of the contract. (Please understand that in June 2022 the contract will go through a renew phase and the price is likely to return to £1350 at that point.)
£1215 pcm doesn't include bills. We have a fortnightly cleaner (who is amazing) and internet plus council tax , water, gas & electric.
The cost of bills is dependent on whether there is a couple or single person in the room. For a single person, we split all bills equally apart from the cleaner and council tax (as the top room is much bigger & ensuite). They work out roughly £197.
When a couple is in the top room, all bills are split 4 ways and work out around £115 pcm.
Deposit: £1754.40
The room is available to move in from 15th August 2021 (can be slightly flexible).
