Bright double room - MOVE IN BY 5 September!

Hi there,

We're looking for a new flatmate to move in by the 5th of September. Could that be YOU?

Barnes is lovely - one of us has lived happily here for 7 years! Great local knowledge ;)

In case you don't know already, Barnes has great pubs, nature, parks, coffee shops, weekend farmer's market, relaxing community vibe etc.

Fran and Tom currently flatshare here. Tom #2, our outgoing flatmate, is moving in with a friend after a couple of years in this flat.

Fran has a full-on job and likes to come back to a peaceful, chilled home with flatmates seeking the same. She teaches bouldering in her spare time and basically likes mooching around different London neighbourhoods.

Tom's just done his PhD and is now a professional scientist doing very cool stuff with quantum supercomputing! He loves being outdoors, climbing, adventuring on the weekends.

Between us we're into cooking, rock climbing, running, cycling and to be honest, just enjoying the nature and peace and quiet of Barnes.

The room itself is part-furnished (the important stuff is all there e. g. bed and storage, but other items in discussion with Tom). East-facing and looks out over playing fields and the pretty Red Lion foodie pub.

We share a homely kitchen, bathroom and lounge. Locked outdoor bike storage is free by arrangement with the agency.

Basically we live a low-drama lifestyle. It's not a party house but obviously we're not averse to having people over for drinks/dinner/ad hoc BBQs on the minutest balcony in Barnes.

You'll need to be a working professional or mature student, able to pass basic financial referencing checks and right to rent checks typical of letting agents. Nothing excessive - they're just checking you're legal (!) and can afford the rent.

PLEASE UNDERSTAND THIS IS FOR A 6 MONTH JOINT TENANCY CONTRACT! Rolling 1 month thereafter, which makes it a little more flexible if you're wanting to move in for a longer period of time.

Typically 9-5er office types have enjoyed this flat best with us in the past, so if that's you then great. But honestly we're open to anyone with a decent attitude, sense of humour, low drama, ability to pay the bills, do the recycling and fair share of chores, and communicate responsibly within a joint tenancy agreement.

Age ain't nothing but a number, so if you're a little older or younger then we've suggested then don't be put off. Equally, please understand it's a busy 3-person household with people coming and going each day, usually office hours but of course not always.

Rental is through an agent. 4 weeks deposit and 1 month rent in advance. Gladly no other fees and usually never hassle to get things fixed/maintained when needed. Recently had the bathroom redecorated and a new oven installed in the last couple of years.

Bills are typically £140pcm: Water, gas/electric, TV/internet (inc Sky Cinema) council tax. Yes we're in Richmond borough so council tax is on the higher side. So really with bills you're talking £733 all in.

Please get back to me on any viewing dates you want to do between now and mid-August. Ideally 6-10pm on Mondays and Wednesdays. The sooner the better as full referencing can take a couple of weeks!

Happy to send you video tours and/or Zoom-meet with you if you prefer given the current situation, but equally happy for in-person viewings as these are allowed under current restrictions.
