Two Room Suite - Spacious Living Room + Bedroom

A Two room suite, your own spacious, private living room and a bedroom on the first floor of a large 2 storey house together with shared use of a large well equipped kitchen on the ground floor. These rooms also come with shared use of a good size garden.

Room 1. Is a very spacious warm comfortable living room with sofa’s, coffee table and dining table. It is light and airy with a big bay window which looks out to the front of the house. There is one big comfy Ikea Sofa and a double sofa bed (for an occasional guest), There is loads of storage with floor to ceiling cupboards along one wall and in two corners. The room also has a 32inch TV with Netflix, Amazon, NowTV and a Humax Freeview HD 320gb Recorder. There is wired and Wi-Fi internet access in the room and all the lights are on dimmer switches.

The room measures 3.7m x 3.2m with a bay giving a total of 14sqm

Room 2. The single bedroom has a large window to the front which makes for a bright and light feel to the room. It is very well laid out with half mirrored space saving sliding doors on a floor to ceiling wardrobe. The storage is great with high shelves around the room. At the end of the bed is a unit which h can be used either as a dresser or as a desk. There is a Freeview tv on the wall. . There is wired and Wi-Fi internet access in the room and the lights are on a dimmer.

It would be acceptable if you wanted to change the use of your rooms making the living room into a bed sitting room and the small room into an office. Also if required these rooms can be provided unfurnished or partially furnished.

The house is shared by a total of three people including you. Your housemates, one has a similar two room suite with their own living room and bedroom and the other has a very large bedsitting room and their own Bathroom/toilet.

You would share the upstairs bathroom and separate toilet with the housemate who occupies the other two room suite.

The kitchen is shared by all three housemates. There is also access to the large garden. I am the landlord and live in the other two room suite. I have a friendly socialised Airedale Terrier dog.

It is a great kitchen well equipped and big enough room for each housemate to have their own cupboards and their own large Fridge Freezers. There is a Zanussi washing machine which takes a huge 10kg load, a Bosch 12 place dishwasher, a gas hob, an electric oven, a combined Microwave / grill and convection oven. an electric toaster, electric kettle, all required kitchen utensils, crockery and cutlery plus a good range of cooking pots and pans.

This is a quiet and respectful house where everyone is considerate and mindful of the other people living in the house.

Other Benefits

There is central heating throughout with thermostatic valves on all the radiators. Council tax, water rates, gas and electric are included.

There is a cleaner who comes once a week and cleans the common parts. There is a Dyson upright vacuum cleaner and a Henry cylinder vacuum cleaner available for the use of the Housemates

Transport, it takes around 35 minutes to get into the West End from the house via Golders Green station. If you have a car, there is permit parking outside the house. The Jubilee Line (Willesden Green) is 5 – 10 minutes by bus and London Overground (Cricklewood) direct to Kings Cross/St Pancras (Eurostar), Luton and Gatwick airports a few minutes walk away. There are stops for multiple bus routes within 250 metres of the flat.

Shopping, there are local shops within a few minutes walk including a co-op. Sainsbury’s Golders Green, is 5 minutes by bus, less in a car. Tesco’s, and the Brent Cross shopping centre are also easily accessible.

The two room suite is available immediately for one person aged 30 or over. Potential housemates must have had the Covid Vaccine.

DSS would be considered and this two room suite is covered within the LHA one bedroom rate for London Borough of Barnet.
