Double bedroom in lovely house Clapton

Hello, a room has come up in my very lovely 2 bed flat in Clapton. It’s available from the 6th June - but this ca be a bit flexible, a week or so later would also be fine.

You would be sharing with me, Katy, 31. I'm from Yorkshire, and I work as a primary school teacher, so out 7am-6pm ish in the week. I've travelled a lot, love cooking, music, movies, wine!

The house is on the first floor on a quiet street (amazingly even though it’s only a few streets away from Clapton station- but honestly is very quiet) 10 mins from walk from Springfield park and Walthamstow marshes. 15 minutes walk to Stoke Newington church st.

The building is one of those sash windows type of character houses, divided into 3 flats. The people in flats a and b are very helpful and friendly.

It’s got a spacious hallway with a high ceiling, and a lovely sunny (south-facing) main living room with bay windows, plenty of light, wooden floor and dining table.
Separate kitchen but with a nice big sash window overlooking the neighbour’s garden and fortunately a new and powerful electric cooker ! Decent water pressure in the bathroom.

Your room is a modest double, has enough room for a wardrobe, drawers, chair. Additional storage available in hallway.

Rent is £600 pcm, with council tax 56, elec and gas usually 25, water usually 20, internet 12.50, tv licence 6.50
So £115 monthly bills on top, approx.

We have been using Splitwise to split the bills and communal stuff like loo roll, washing up liquid etc which has been super easy to use so be good to carry on doing that.

No garden but front step is south facing, can get sun there and watch neighbourhood cats.

For a two bed flat it’s pretty great value. The estate agents are very responsive and tend to any repairs well.

It's a relaxing, homely place, well taken care of, and looking for a chilled and considerate housemate. Bonus - there is a projector for movie nights and I make a very fine G and T :)
