Large open plan living and dining room on the lower ground floor which leads onto the kitchen and garden.

The bedroom is located on the top floor at the back of the house overlooking the gardens. It is quiet and bright.

Room will be part furnished with a bed frame & fairly new mattress. There is built-in recess wardrobe storage for hanging clothes.

There is a bathroom with a newly fitted shower and stand alone bath and toilet. And an additional small toilet room.

Located just off Chatsworth Road in Lower Clapton. Close to Millfields park, the Elderfield pub, Hackney Marshes. Less than 10 minutes walk to Homerton & Hackney Central overground stations. 15 minutes walk to Clapton overland station. 20 minutes walk to London Fields.

We like cooking, gardening, music, having friends over for dinners or BBQs . We are all social but clean & tidy. And respectful of each others space when we need it. No party animals please.

There is a decent coffee machine, dishwasher, new washing machine, fast broadband, TV etc.

Currently 1 male and 2 females. 29, 30, 34 . We are looking for someone of similar age.

Two of us are freelance and one is full time, we have quite different schedules, mainly working out of the house as our jobs are all practical. We do occasionally work at home, but we generally dont do all of this at the dining room table. Just some occasional laptop work / sewing etc. There are some turntables in the living room picture which wont be there when you move in. There is now also a brand new sofa, rug & washing machine which aren't pictured.

Rent is due on 20th every month, paid to the estate agent who manages the property. We have a good relationship with our landlord who lives abroad.

If you are working from home, we'd prefer that maybe 75% of this was done in your bedroom. There is room for a desk.
