Beautiful Flat share in Angel

I have fortunately been living in this beautiful Victorian house in central London. It has high ceilings, chandeliers, and hardwood flooring throughout. The kitchen is equipped with a washing machine, glass/gas hob, and dishwasher. The room is spacious, furnished, and has a wall to wall closet with built in shelves. We also have a great terrace that gives us a wonderful view of the Shard! My flatmates are terrific: one is French and the other is Finnish--they are very friendly, respectful, clean, and we often spend time together on the terrace, cooking dinner, or exploring London together. They work in finance and are pretty busy during the week, but we manage to find time to hang out. They are looking for someone who is tidy and friendly. We hope to show the flat the week of July 10, so get in touch and we can set up a viewing.

Location

The flat also has terrific transport links, with a 10 minute walk to Kings Cross or Angel stations, and plenty of bus links on Pentonville Road, too. Having Upper Street a short walk away is a great way to spend the summer, and Exmouth market is also very pleasant!

Lease details

I am moving because I am going to graduate school in the US, so we would do a tenancy swap and you would be taking over the remaining part of the lease. The lease runs until February 17, 2018 (which, if I wasn't moving out of the country, I would definitely have wanted to stay here forever) but my roommates want to renew until September 2018. The rent for my room is 1125 a month. We have two full bathrooms in the flat between the three of us. It actually is a great deal--I have lived in Shoreditch and London Bridge and paid a similar price, and this room is significantly bigger (the bed is amazingly comfortable!), the house is bigger and prettier, our management company is attentive and quick at fixing any issues, and there is hardly any street noise because we live on a quiet road. It really feels as if you are in a small village in the middle of London.

Move-In
Move-in would be August 18 because that is the day rent is due, and our management company requested swaps would be carried out on this date. If you need a different date, let me know and we can work something out.

Other details
You will need to pay 60 for a reference check from the property manager. Additionally, there is a 420 admin fee to swap tenancy. We would split this, so you would need to pay 210. Furthermore, they mentioned you will need proof of annual income 30 times more than the monthly rent, which means you need to make at least £33,750 annually.
