Cozy Room in Queer Home

🏳️‍🌈 We're both queer & would prefer to have another LGBTQ+ person in the house to ensure that our home remains a safe space 🏳️‍🌈

Our flatmate is moving out soon due to work and we're looking for someone new to join us! Our contract runs through to July 2022 and ideally we'd want someone looking for a long-term home. Rent is £450 + bills (£90ish a month, it includes wifi, utilities, & council tax). Deposit is £450. Benefits accepted.

The room: a single/small double on the first floor, it has lots of natural light and faces our lovely quiet street. A double bed will fit in it (which is what our current flatmate has) but that means there is less space in the room. Since it is the smaller bedroom in the house, you're more than welcome to use communal areas (living room, kitchen, conservatory, hallway) for storage & other things. Our flatmate who's room you'll be taking over put their desk in the living room and bike in the kitchen/conservatory area.

The house: really spacious communal areas - we have a nice living room as well as a separate kitchen/dining room on the ground floor. The kitchen leads to our garden through a conservatory/greenhouse space which we use for storage and plants. We have a shower with great water pressure and a separate toilet. The landlady is the mom of a friend of mine so is very helpful and quick to respond to any issues!

Location: we're 5 minutes away from Crofton Park Station (railway) and 15 minutes away from Honour Oak Park Station (Overground). There's a bus stop for the 171, 172, and 122 nearby as well which will get you around the area quite easily. There's a Co-op and a well-stocked Budgens 5 minutes away along with lots of cafes, bars, pubs, and restaurants nearby.
We're in a very green area with 3 parks and a beautiful cemetery all between a 5 and 15 minute walk away

Flatmates:
Livia: 25, cis femme, bi, working in a shop locally at the moment. Very into sleeping in, embroidery, and cooking/baking.
Cass: 25, bi, trans man, currently working at home. Will sing a lot around the house and enjoys evenings watching something ridiculous on the sofa.
🐶 Gizmo: 11, bi, resident quiet chihuahua who loves stuffed rat toys, cats, and sunshine.

About you:
We're looking for someone who is nice and relatively tidy, loves dogs and also potentially cats as we have a few that visit our garden and we are looking into fostering!
We have dinner together every night (if everyone is home) so we're looking for someone who is happy to be part of a communal household where food & chores are divided up. We are not a party house (even when we can be post covid) and have a strong preference for non-smokers as we both don't smoke and Gizmo is a delicate boy. If you're handy in the garden that would be a plus as we are both beginners in that area!

Access: there's 3 steps to get into the house, the ground floor (living room, kitchen) is level and there's 3 further steps to get to the garden through the conservatory. All the bedrooms and the bathroom are on the first floor which is 14 steps from the hallway.
